Browse Forums Building A New House 1 May 18, 2009 9:59 pm I have been looking for a house in Melbourne's North around Mernda, South Morang or Doreen but keep coming up against horrendous site costs for all the blocks I like. A really knowledgeable guy at Urban Edge told me average prices they charge and it seems almost unbelievable, they are so much lower than what the other builders I've spoken to have told me. Over the weekend 2 large builders both told me $22 - $30K to build on a block which had 1.7 metres of fall. It was 32metres long. How big is the house footprint, how many stories, is it close to a sewer or other easement? Lots of factors to consider...talk to more builders, maybe see who's prepared to fix site costs. As an example, we have a 24sq home on a block with 2 metres of fall and the site costs come in at $6200 (fixed). We have a 650sqm block though and need 36m of retaining wall, which is the only reason ours is over 10k. Our soil test came back M class as well, no rock. Built with Bentley homes in Doreen All moved in Dec 2009 Now for the garden! We all have different blocks - between 0 & 2m fall, rock - no rock fill and no fill. Our site costs for our block ( H class slab, minimal fill, flat block) varied between 5k and 27k depending on the builder. We are building a fairly large single story - the "big builders" were the highest estimated site costs. We are currently waiting on our soil tests, but if our compaction report is good, and from our understanding of the block, our site costs may actually be covered in standard inclusions. And there was no rock found. $27K seems too too excessive unless the land is full of rocks Re: Looking for a new house in Melbournes North 10May 19, 2009 11:02 am Hi, We were told starting at H class you would be looking at an additional 5k, scaffolding for roof tilers safety etc ( 9ft ceilings and 25 deg pitch roof), temp fencing, fill levels could be problem - (have about 200mm of fill) all the posible charges some builders were coming up with - why aren't site costs more regulated???? It's amazing how different builders charge.... by friend has just finished building in renaissance rise and charged 23k for site costs on a 27 sq home. She had 1.5m fall and rock.
