Browse Forums Building A New House Re: Plan came today, comments please. 21May 18, 2009 10:28 pm Thanks to all Wow, some great ideas. I’ve been wracking my brain about that door & I would never have thought of having at the front, never. It’s a possibility. Thanks. If I move the fridge to the other side of the pantry it will cut into my 1450mm window, and block some of the light. Could I scale down the size of the pantry? I just had an idea, move the kitchen out to level with the garage, add about 1 meter. Move the garage access door to the side of the garage. Then I could put a door where the fridge is. Or I could access through the pantry, well may be. Lol So the door is the main antagonist for the King Willy Castle. I did not read the last posts before posting. Lol So I guess bedroom 4 is out for a pool room. Is 6 foot a standard pool table? Well, if not a pool room then maybe a bar room then Big Red? What is the recommended size for a bar room. I’m sure there is an optimal size for ones drinking pleasure. Re: Plan came today, comments please. 23May 19, 2009 7:36 am King Willy, Couple of comments for you... I'd make Bed 1 and WIR1 wider by 400mm... And the sitting room narrower by 400mm... This would then shift your entry to the right by 400, and get rid of the small wall in front of you as you enter the house... The WIR1 seems small to me, so the extra 400mm will give you a bit more storage... Not sure about the nook at the front of the house in Bed 1. What's the plan for furniture there? To me, I'd cut that off and make the wall straight across. This will save money on the house also, as less complicated wall and roofing involved then... Home theatre is good... Check out the price of 1020 doors though... They are quite expensive, but I do love them! Sitting room entry from the garage is a little odd, but I'm not sure that moving the fridge is the right answer... The kitchen sink window, think about having a bi-parting set... This will then allow you to pass things in and out of the alfreso area... Also the door to the alfresco area, I'd look at a bi parting set, rather than plain sliding... The doorway to the bedrooms seems a little odd... I'd perhaps make that 2x1020 cavity sliders also... How many times will you realistically shut those doors? I'd push Bed 2's wall out to match the rest of the house.. Again, this should actually be cheaper than the current design, and will allow a bigger wardrobe... Also consider having hinged doors to match the other Beds instead of sliders... With the Bathroom, consider where you would hang 3 towels? It seems a little cramped... The bath seems to be a big island, a little too big... Not sure about the laundry.. With the door open it is jutting into the room a little too much. I'd suggest moving the linen cupboard to the bottom left, shifting the washing machine and tub around to the top wall, and pushing the door down in line with the internal door.. You can then have a bench along the top wall with the tub inset, washing machine under and dryer mounted on the wall above... Let's face it ironing can be done with the door open, or anywhere in the house... I think most women will move the board into a room with the tele or kids playing anyway rather than be stuck int he back room! Both Bed 3 & 4 WIR doors, I would swing into the room. This give you more storage space in the WIR... Kitchen you could possibly shift the sink to the external right wall... This would open up big areas of bench space... Anyway just a couple of things I'd look at... Everyone has there own ideas... Electrical Engineer... Don't hold that against me... And keen owner builder... Mainly the building part!! Re: Plan came today, comments please. 24May 19, 2009 8:43 am bigred No. Let's go over the rules of a pool table room. I'm very disappointed in you bigred...rules of the pool table room...what happened to.... Clause 5.2c(i)...all pool rooms shall have a deep shelf set at 1.22 m high above floor level of sufficient depth for temporary storage of beverages around the perimeter of the room, thereby ensuring that any pool player is no more than 2.52 m away from any temporarily set down beverages, exceptions to this rule are covered in Clause 5.2c(ii). Clause 5.2c(ii)...deep set shelf shall only be replaced by a bar in corner, depth of bar shall be 500 mm deep to accommodate necessary beverage serving devices and slumbering inebriated patrons. mmm....donuts Homer Simpson 1956- Links: Site Costs Ready Reckoner | H1 Addiction Medical Advice | Château TDL: The Backyard Re: Plan came today, comments please. 25May 19, 2009 10:34 am can you sacrifice a bit of space in the fron sitting room? If you shaved off a bit of the wall near the kitchen (or even just a corner but then you'd have an oddly shaped sitting room, which might be ok anyway), then you could have the entry to the garage around the corner from the fridge. Re: Plan came today, comments please. 26May 19, 2009 12:37 pm Just one thing that I can't see mentioned by anyone - the meals and living area is going to be quite dark. Theres not going to be a lot of light coming in from the alfresco and it's a way from the other kitchen window. Have you thought about a skylight ?. The same goes for the corridor but then all corridors are dark. Just my concerns as i'm a bit of a light fiend. It will not solve the problem but will help a bit. Man, just when you think its finished, I have to start again. But better now than latter, hey. Thanks. Looks like it would just fit in Bedroom 4. Now to Ebay to find one I can afford. Cheers KW........ “It's just as unpleasant to get more than you bargain for as to get less” George Bernard Shaw. Re: Plan came today, comments please. 29May 19, 2009 11:41 pm King willy Update. Regards King Willy………….. A 6 Foot Pool Table is not standard, but I'm not really sure what you mean by standard. Pool is professionally played on either a 8 Foot or 9 Foot Table. In regards to a bar room, a required set back of about 1.2m from the wall is needed for room behind the bar. More is better. Than about a 60cm bar, enough to have a plate of chicken wings on. So 1.8m for the bar, then another 750mm or so for the bar seats. You can really build a bar in any room. Just make sure it's tiled. Re: May be this, comments please. 30May 19, 2009 11:46 pm Hi gang Running out of ideas for a better entry door from the garage. This is about the best I could come up with. Anyone, whats the verdict? Do you think the new kitchen will block the light from getting to the Alfresco? See the East & West position. Cheers & thanks to all for your helpful comments. Good point, a forum member posted a link to a site that had minimum room size for pool tables, It seems I can just get in a 6' table. Better than nothing I guess. Cheers KW........... “It's just as unpleasant to get more than you bargain for as to get less” George Bernard Shaw. Re: Plan came today, comments please. 32May 20, 2009 12:24 am Mate, there's nothing more than me wanting to see you fit a pool table inside your house, trust me. You will meet the minimum space, using shorter cues, and every now and then move the cue ball off the cushion. As long as you're happy with it, that's all that matters. You can buy pool tables / dinner table combinations, usually 8 foot tables. But it's all up to you mate. I'm just a little different to most people! Secondly, I wouldn't buy a 6 foot table off ebay, you can purchase a new 6 foot table for two fifths of nothing mate. Ebay tables are good for purchasing, resurfacing and used as a trick-shot table Re: Plan came today, comments please. 33May 20, 2009 10:52 am Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Ah, King Willy, now that is a good garage entry Garage entries from double fronted homes are always problematic - single fronted almost always have the easy option of coming thru front hallway. Anyway ours is similar to yours and comes thru corner of family room, works well, no lost interior space (your original sitting room entry would of created traffic flow thru an otherwise enclosed room, not a good idea) and, like ours, is now close to kitchen, very convenient for bringing groceries in but not creating traffic flow or safety issues by coming directly into working area of kitchen. You have acheived this by widening the kitchen to be flush with the outer garage wall, yes? Will cost a bit more as you now have more internal space, also disadvantage that you lose access door thru rear of garage, would this be a problem for you? Re: Plan came today, comments please. 34May 20, 2009 12:17 pm I like the location of the new entry for garage... Also, if $ and coucil requirement is not an issue, I would even extend the alfreso and Bed 4 to the same width as well... How about removing the wall around sitting, specially between sitting and meals room and make the main entrance a double instead of single door? Then you will have a huge open space once you entered the door. Then you will have a huge open space once you entered the door. Depends what you intend using the sitting room for I personally like the segregation of liveing areas as is - family meals is good size and sitting can be used for separate purposes- say, 2nd TV room, or study or home office or kids play room, all of which would be better in separated area. Also I like a defined entry/front hallway rather then entering directly into 'huge open space' ( ie main liveing area ) which removal of sitting room walls would create. I prefer that part as it is Re: Plan came today, comments please. 36May 20, 2009 3:40 pm Hi all I’ve got an idea it will cost me heaps. Like 4 to 5 k. I don’t want to ring to find out as it scares me. This is the prob. with project homes. It’s like an off the rack suit. It fits but not that well. As soon as you mention changes the cash register starts to ring. What I like & what I am willing to pay may make me compromise. Is anyone 100% happy with there plan? I looked at other plans and most, as Helyn said open into the hall. I may leave the structure as is and make the bench smaller & less cupboards. Smaller pantry and move the fridge over. I can see a discrepancy on my kitchen cabinet plans, one less than ordered so it’s out of true scale. You know if I had 600mm oven not 900mm or a stand up stove I could have that bloody door in the kitchen. I’ve got inbuilt with cupboards each side & that take up room. Anyway I will keep at it. Thanks for the feed back really appreciate it. Red. Yes, it won’t be a real snooker hall, that’s for sure. True, you can pick up some cheap 6’ tables, which is reflected in the quality. But Im not a seriouse player. Its just a entertainment thing and may end up in the shed. A very nice shed. Thanks to all. I will only comment on one thing, the home theatre. I am a home theatre nut -so this is important to me - perhaps not to you, but I just wanted to give you a heads up. Depending on the height of your ceiling (I'm assuming 2590mm perhaps) i think this room is a poor shape for sound quality. Square rooms create standing-waves, making sound quality poor. A standing wave is an undesireable room acoustical artifact wherein a soundwave "build-up" develops when sound reflects from a flat surface back towards the sound source repeatedly. Rectangular rooms are best. Do a google search for 'Golden Ratio' if you're interested. That ratio is one which is the room width of 1.6 times the height and the length being 2.6 times the room height. http://www.cinemasource.com/articles/room_modes/modes.html - check that link out for further info. As I said, this is of particular concern to me, but you may not mind. The thing I've realised is that you can buy all the high-end kit you want for your home theatre, but if you put it in a badly designed room, it'll sound like a dud. Rooms are the hardest thing to change, which is why it's an awesome opportunity to get it right whilst building! I think there are some calculators online that would allow you to input your room ratios and it will tell you whether that room shape is going to produce bad room modes.
