I really like the way it is drawn up too, wish I could have mine like that. Nice sized WIR. Love the stairs being right in the entry, what a feature (mine 2nd lot of plans were like this, but hubby and salesman made me switch for something with more value ) Are you building to a view, or you chose reverse living for other reasons? We originally had reverse living as well but switched it so we could get polished concrete in the main living areas (couldn't afford white upstairs). Looks like its a solid door, not a sliding glass one, so will need a window as well or a full glass door - preferably a window so can open for ventilation. I would have garage entering into hallway - no 2nd door to open to get shopping into kitchen as you have at present - although some people are fans of garage doors entering laundries I would only have one opening into study, probably the hallway side so as not to impact on liveing areas - at any rate cant see point of 2 openings, just loses usable space for no apparent purpose. I would only have one opening on theatre room too, would close off wall behind couch - haveing it open exposes toilet, bathroom, bedroom area for no gain. If you want it to be more open, have the opening behind meals area larger - perhaps with sliding or bifold doors so can be closed when required. Also I would have a door on the ensuite - or at least have it so one can be easily added later if requred in the future. Lastly - and I hesitate to mention this as it is such a passe idea - but I would want a kitchen with a window. I recognise thats just me though - windowless kitchens seem to be the norm now. Not sure about the window in the kitchen comment- it's in a big open living area with 2 stacker doors? I'd probably put the garage door direct to kitchen- however any door opposite garage door can get a wind whistle too, so make sure it's well sealed. I'd put a second door direct to the outside too if there's room. All garages should have direct outside access- not going to take a mower through the laundry. Anyway just a couple more... in the bathroom- that's a waste of space either side of the sink (IMO)- esp having a space BOTH sides. I would extend the bench from wall to bath- more bench and storage space. I would also move the sink to one side to give you some prep space- looking at that there isn't anywhere at all to actually put a chopping board out for use without food falling over the side onto the floor. I loathe 'opening' doors on wardrobes too- we had them in the last house for the kids rooms, you literally can't furnish half the room because you need 'swing' space- i'd change to sliders. Using the former dining room space, create a mudroom opening off the garage and add coats cupboard. This means when you enter/exit the house, shoes, coats, jackets, schoolbags, etc can be left here. Keep the junk out of the house. 3. Remove the door between study and garage so it's no longer a walkthrough. 4. Using some of the space formerly occupied by the dining area, create a large walk-in pantry behind the kitchen. To allow this to work, delete the wall oven and make this an underbench oven (UBO) under the existing hotplates. The previous corner pantry will need to be adjusted to allow entry to the pantry, but this could be an appliance cupboard. The refrigerator space will need to be moved as well, possibly next to pantry entry. 5. The removal of the dining room and creation of the pantry will also give you an opportunity to create a storage area off the garage. I've shown shelves here on two walls, but you could even have the option of a door here into the pantry so you have direct kitchen access as well. The advantage is you can carry shopping directly into the pantry, but of course you'll lose some storage space. Loving your plan but the wife wants a separate dining area as we do have dinner guests quite often I also have a nice 150cm x 150cm dining table that i dont think would fit anywhere else if i removed the dining area. The meals area will be a tiny 5 piece dining setting and will also be our computer corner where i'll be putting 3 computers. Two for the kids and one for the wife. They all like to go on the computer at the same time for some reason. We're redesigning the kitchen area so its more of a double L shape and we're creating a corner WIP that takes up half the nook in the garage. What's left of the nook in the garage will definately have large shelving and we'll be building a large colorbond shed in the back yard to store our other cr*p. Isn't it a good idea to have an oven about waist height? I have an UBO at the moment and its a right royal pain in my *ss. Doesn't help that i have a ******* knee. The walk through from the garage to the study is probably the best compromise i can think of. The study will not be a typical study and will just house my PC and some filing cabinets. The study, hallways, kitchen, dining, living, family will all be bamboo flooring. All valid ideas though! I prefer them to be seperate as both I and my gf dont like using it when the other is showering/in the bath, and sometimes you have to go so that means a trek down the house to another toilet. Things we're thinking... a little more space in the garage and kitchen- but not sure I want to forgo the guest suite to achieve it. Top floor I think is too big for 2 people (i've no idea what I would do with the 'study' room), not sure if it is cheaper to leave it there than pay for extra roof/flashing etc etc or cheaper to remove the room. Living area and kitchentte are massive for 2ppl also- but cheaper to stay in line with floor below (and look better from the outside). So considering removing the study depending on cost- but if it's cheaper, what else could we do with it that wouldn't make it a wasted space?
