Browse Forums Building A New House 1 Jul 08, 2009 11:45 am Hi all, we have just got to know that 20 Jul is our settlement date. Very excited and looking forward to get the ball rolling. As a newbie in building, how long should we wait before we could get our site started? Maybe you all could give us an estimation date based on your experience... What will happen in between the settlement date to site start date? What's the final drawing - is it the same as the one we got in our building contract? Sorry for so many questions ...But we really can't wait to see the building started... Re: How long to take/wait after Settlement to Site Start? 2Jul 08, 2009 12:04 pm Hi Mic Tan We are the same as you waiting to start after our land settled on 17 June. It has been 22 days and they still haven't applied for the building permit, M3tricon is waiting for the engineering drawings to come back so we can sign final drawings. We have in our contract they must apply for the building contract 30days after receiving the land title. But of course there is no recourse for them just that we can cancel the contract. And like we are going to do that. All builders would be different who are you building with? We brought our block in November it settled in March and we still don't have a site start. But thats because we had a few problems with a couple of builders. So now that we are happy with the builder we have chosen we can get moving. We decided to build through a private builder. We are at the planning stage so just getting the final plans drawn up and while this is happening our builder is writing up our contract using the sketch. Then we can put all the permits through and once they are through he can start building straight away. I'm so excited!!! Re: How long to take/wait after Settlement to Site Start? 4Jul 08, 2009 2:19 pm Our block settled May 15, application to build over easement lodged May 25, application accepted June 4, 2nd lot of engineering completed June 19, building permit issued June 22, cut completed today July 8, slab to be poured July 15! Well Done!!!! 1 13417 Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget. The benefit is you can tender the project out… 9 21280 Congratulations! Nice to put that to bed before christmas, now you can relax 3 7530 |
