Open it up and low and behold, there's our first draft of the plans About the time we expected them too. Haven't scanned them yet, so use your imagination for now ! BTW, the soil test hasn't been done yet as I think the land is still unaccessible for RH - but we're going down today to have a squiz anyway Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Have gone through the plans and pretty happy with the first run - electrical is looking good, although a few light point changes and double power point additions might be the go. There are a couple of things that might need changing - and hopefully you can help answer some of these questions: (1) Hot Water System At the moment it's on the blind side of the house, but more towards the front of the house. Considering it's only 1.4m wide there (east side), we'd like to be able to put bins near the laundry door further down the block, and have a niggling feeling that the HWS might make it too squeezy. We'd like to move the HWS tank further to the back of the block, which I believe might also change the solar panel location (it's on the opposing roof side/west side) - can that be done ? (2) Taps Being at Marriott, we're eligible for recycled water, and at the moment, the recycled tap is also on the blind side right near the laundry, and the normal cold water tap is on the west side near the kitchen/main backyard area. Is it standard at Marriott to have both those taps replicated in the front yard ? If so, we're thinking of making the cold water tap the recycled, and leave the blind side recycled tap as and where is. Or is it law to have a cold water tap at least ? We just want to be able to water the back garden without buying or stretching a garden hose. (3) Easement The house is about 20m long, and as such doesn't allow a lot of space at the actual back due to the 2.5m easement, I think in the end it's about 500mm between the end of the house and the start of the easement. What have others done with their easement ? I believe we also have a sewage inspection point in our backyard. I'd like to think that you could do a garden, work around the inspection point, and at least have something nice there instead of just bare soil. We want a small garage shed, but considering you can't put structures on there, we're going to put it nearest the garage but maybe garden around it so it's not a feature while there's guests on the patio ! (4) Back Roller Door & Back Door in Garage Interesting, the plans in the brochures/website state there's a back roller door and back door exit to the backyard - but the plans don't show it, we do however have a door that comes out near the front of the house from the garage, under a verandah to the front door, and that's fine (stops getting wet in winter !)....does anyone have a back garage roller/back door ? Come in handy in any way ? We don't have a boat or anything like that. (5) Return Air System for Aircon/Heating This is right next to the studio room, where quietness is at a premium (although the laundry is next door, that's harder to move !!). Can I ask the builder to have it moved elsewhere, or is it central to the structure, or has to be in a certain location ? It's pretty much just north of centre of the house. I'm just worried the noise (as quiet as it may be) can affect my recordings, although I must mention that I'm getting a solid door to the room and acoustic batts in the walls. (6) Garage Infill/Brick Does anyone know what the infill is made out of ? I'm thinking plaster, and would assume it's going to be the same color as the eaves or something similar. Would prefer it over brick. If you can help with any of the questions in a general manner, that'd be cool - will try get the plans up soon ! Really tight at the top of the stairs- how to get furniture into those rooms? Study books - does anyone really use them these days? Large storage closet would be more functional. 2 6891 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much.
