Browse Forums Building A New House 1 May 15, 2009 2:34 pm I am wanting to know the order things are done in from gyprocking to handover. I am building a custom house and am making selections as I move along, but whilst trying to be one step ahead of the builder, I am finding that I am often not. Wanting to be a lot less stessed, and get more sleep than I have been, I am hoping someone will be able to help me with this. This is how I think it goes: Gyprocking - Happening today Stairs - going in next wednesday Gyprockers return sheet to around stairs Bathroom waterproofed Boxing in around bath Bathroom vanities go in Laundry cupboards installed Tilers Carpenters to hang doors, skirting, architraves, and wardrobe doors Painters Kitchen installed Plaster Carpenters to fit door furniture, door stops, internals of the robes, bathroom accessories Electricians to light fittings and appliances Plumbing fitoff taps, toilets installed, gas fitoff Shower screens installed Internal clean The builder has indicated to me that the tilers go in first, and then the vanities go in. I don't really think there is a definitive right or wrong order of doing things. I have tradies in the family and they have different ways of doing things. What somebody will tell you is correct is what others will tell you is wrong. Re your query about tiling, my last house had the kitchen sitting on top of the tiling but my new kitchen is sitting on the slab and the tiles are cut around it. My order of works has been as follows : slab frame/windows roof tiles house wrapped bath boxed in plaster bathrooms waterproofed brickies vanities/laundry/kitchen/carpenters fitout Painters Shower screens (doesn't make sense - would have made it harder for the cleaners to access the showers) Electrical fit off Bench tops Plumbing fit off Internal/Site clean Carpet This week the COO was booked, the builders own inspection, paint touch ups including the render to be painted, driveway, lights to be fitted that were out of stock and all the other million little things to finish off. Hopefully next week I will get called to do my inspection and then it is just touch-ups and move in. If you follow some of the threads on the site you will see that different orders happen for no apparent reason as some are the same builders but different orders. It all comes down to the builders juggling their tradies. You should really only worry if the order is going to end up with something having a really bad finish as it couldn't be accessed easily. Were building with JGK..... We have had the.... Slab Frame Roof tiles Wrapping Windows Gutters Bath and Showers placed (they put heaps of bricks under our bath??????) Bricks Plaster and waterproofer all on the same day Carpenter (for all trims around windows and so on) Painter..... Thats as far as we are up too..... But having said that we are making a few changes with the tiles... and doing it directly with him.... He is the last person to do anything in our house apparently! Appart from the appliances being delived and fitted 3 days after selttlement! Just to ensure no theft happening! I thinkg most of the time it just depends on who they can get to work and when.... if that makes sence! Em not always. we just had holes with wires sticking out of them in the tiles for the sparkie to come back and add the plates and finish them off. tiler finished 2-3 weeks ago and the sparkie did points on wednesday.
