The rise- I checked and there is no land available which is currently titled. Moorokyle seems to be a little far- I work in CBD so need easy access to Princes. A real estate agent said that reflections has a lot of building covenants so its going to make the process tedious... How does The rise compare to Tarneit Gardens and Manhattan place? My original plan was not to pass Derrimut Rd, but cldn't see anything I like nearer towards city. I have a good mate just recently moved into Reflections buying off a spec home from a builder (who now is my builder!!!). Nice estate, young families. Tarneit Gardens, by Peet, is the next estate down from Reflections. As I mentioned, Derrimut Rd was my "limit" and didnt' really want to go further than that. The Rise, also by Peet, is even further. So are Manhattan Place, Claremont Park, Moorokyle... just too far for our liking from the city as we work in the city. No doubt they are nice estates - just personal preference in location for us. There is a bus that runs along Sayers Road from Tarneit Road. It goes to Werribee Plaza and the train stations. I would guess to say that once the rest of the TG estate is complete that the bus may divert through the estate. I work in the city, and drive to Yarraville each day (ride in from there). Traffic is traffic wherever you go, but Leakes Road is the better option than Sayers, due to the Freeway exit at Fitzgerald Road (not the Ring road one).. The roundabout holds up traffic from Sayers Road. Rise / TG estates to reflections is only about 500-700 metres along Sayers Road. Now that the back end of the TG estate is nearing completion you may find that Leakes road west of Derrimet Road may be sealed in the near future. For estate covenants in Reflections, like others, there are a few covenants that must be adhered to. Some of the ones that I can remember off the bat are (according to my builder who had recently cleared with Reflections on some issues with my plans - see my plans here: http://forum.homeone.com.au/viewtopic.php?f=31&t=17808): 1. Rainwater Tank is a must. I recently had a posted a poll done on which one is better: Rainwater Tank vs Solar system (http://forum.homeone.com.au/viewtopic.php?f=31&t=17383). That was coz initially, Reflections allowed a choice until recent stages. My builder built his spec home there in Stage 1, but he wasn't update on that till recent. 2. 25deg Roof Pitch is a must. All houses built there must have a 25deg roof pitch. This is considered as a "negative" to a number of volume builders because most of their designs are based on 22deg roof pitch and therefore it's slightly more expensive to do a 25deg roof pitch. However, I believe the current builders who are displaying there in Reflections should already have put this into consideration in their costs. Refer to Reflections' website on who are displaying their homes there. 3. 1m setback from side boundaries and 4m setback from front. Initially I had my plans drawn with my double garage touching the neighbours' fence on one side and a 1.68m gap on the other side where the Master bedroom is. Reflections rejected that saying they have changed the convenant to the setback as stated above although they didn't have that before. So I had to move my whole house to the Master's side and take out 0.4m on the width of my house (mostly from the double garage side, since my double garage was initially drawn EXTRA big. Now the double garage is "normal" size. ) 4. No more rebates on front landscaping or side fencing. They used to give out rebates for initial stages. But having said this, most estates (like Innisfail in Pt Cook) also gave out landscaping or side fencing rebates to attract buyers and get the estate populated. At the end of the day, banks will still take this out from your loan application anyways when it comes to valuation for loan approvals, because they consider these sort of rebates as not a "true" reflection (no pun intended) of the actual land value. I don't remember other covenants that are especially outstanding or too different from other estates as I was looking mostly around Tarneit and Pt Cook areas. I hope this helps in your decision making. Whichever areas you pick, I'm sure will be a good one! GO TARNEIT!!! I was looking at Reflections and TG but couldn't get anything at the size I wanted and within my budget. Thats why I decided to go over one block further and buy in Moorookyle. I'll be catching the train into the city every morning anyway so my plan is to bus it to werribee station and by doing that it works out closer than the others. Yes you are right that Moorokyle has a better $ per sqm than the ones at TG and Reflections. You could definitely drive down to Werribee Station from there and train down. That will work best for you, it wont be too far but not too sure how the traffic is down that end towards Werribee Station. For me, I drive down to Laverton Stn cos it's still zone 1 there. every $ count! hehe... i think I will continue to do that after moving to Reflections at the end of the yr. It's definitely not an easy decision to make... I had soooo many "if's" and "how about's" when I was buying my land - too many scenarios, too many variations, etc... My block is North Facing. However, comparing my lot with my friend's lot which is facing East, I now feel that an East facing block may not be that bad, only cos most houses are longer in the depth instead of the width. Facing east allows your house to have the sun more on the front and back of the house, as opposed to the sides of the house. Having the blasting sun against the sides of the house will really make it hot. Then again, this is all in theory!!! *lol* I have yet to test it on my house...
