Re: TARNEIT- WHERE TO BUILD 72Jul 08, 2009 3:22 pm Are you on track to settle for Monday? My broker said that they havnt yet fixed the time because the bank is still processing my docs. however, monday should be fine. I am getting very nervous about this whole thing as monday is the final day to settle...Do you already have an appoint ready for settlement? Anyone else in the same boat? what is your take on the situation? beattun Maniradha10 My convey told me that she was informed only on monday....so we lost 3 days there.. same as us i will be pretty mad if we lose the 5000 rebate, as the land valuation came in 5000 short, surprise surprise, so its not a case of GETTING it now, its case of not losing it. Re: TARNEIT- WHERE TO BUILD 74Jul 09, 2009 8:44 am That is good..But my broker told me that it is for monday but they do not know the time yet as the bank is still 'processing docs'. Can you tell me the protocol how this works? I asked my broker and he said basically processing means that are still going through their checklist(ANZ) before final settlement.. Not sure, what will happen but he says the situation is under control and nothing to worry..My problem is how to trust me as no time has been given by the bank yet beattun 12 o clock monday afternoon, according to our broker, the bank is ready to settle. Re: TARNEIT- WHERE TO BUILD 75Jul 09, 2009 1:15 pm I am building with M3tricon in the Rise over the road. We are waiting to start. Still don't have a date as they are moving at the pace of a snail. Caught them out yesterday they said they were waiting for information from the council, I called the council and they said they sent it off last week. SO now I am waiting to hear back from them.... Congrates on all your settlements we got $5k off ours if we settled within the 10 days. Forum thread viewtopic.php?f=31&t=22300 Re: TARNEIT- WHERE TO BUILD 76Jul 09, 2009 5:24 pm Hey Beattun Can you tell me if you are paying stamp duty on the actual price or the price after $5k discount? Also, how are we getting this? Is the final payment being reduced by $5000, or are we geting a credit back? Not sure, please help My settlement is now booked for 11.30 Monday morning but I cannot figure out the **** anywhere Cheers beattun 12 o clock monday afternoon, according to our broker, the bank is ready to settle. Re: TARNEIT- WHERE TO BUILD 77Jul 09, 2009 9:38 pm Maniradha, I dont know about the stamp duty question, my much smarter better half may know ill ask her. With the 5000, this has totally stuffed us up, we got a letter today from our conveyancer, heres our situation : Our land valuation came in 5000 short with the CBA, so we had to write off the rebate as such and we said ok, not the end of the world, we'll use Peet's 5000 rebate to cover the 5000 we have to put into the mortgage. No dice, we find out today that the 5000 just comes off the sale price. So now we're stuffed to find 5000 for monday. nice and to top it all off, also today, we get a letter from our rental agents to tell us the landlord wants to put up the rent 50 bucks a week. These things are supposed to come in threes, so im bracing myself for the next one Re: TARNEIT- WHERE TO BUILD 78Jul 09, 2009 9:43 pm ok RE the stamp duty, after a bit of logical thinking ive decided that the stamp duty should be on the full price, because the 5000 you get back from Peet is a rebate. SO the sale price remains the same for the purposes of tax etc. Re: TARNEIT- WHERE TO BUILD 79Jul 10, 2009 8:52 am That's no good news...definitely frustrating..Hope you manage it well and arrange for the 5K....Let me know how you go but good luck with it...and dont worry..Monday is a big day..finally the first step towards building your dream home... Your rental increase reminds me that my lease expires in 2 months..Not wonder if I am slapped with a 5% increase as well... Can't wait to get into my home now.... Yeah, does make sense to me..Even I believe that the Stamp duty will be applied on the actual price and then it will be reduce by around$120 as this will be our Principal Place of Residence... Not sure if it is right but that is what we have been sent to pay. Forum thread viewtopic.php?f=31&t=22300 Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17518 thank you! do we need to get this or our builder before we commence new build on the block? 2 10404 Hi, did you get any money from insurance? if you did, does it match what you've already paid the builders? 3 9559 |
