Browse Forums Building A New House 1 May 12, 2009 8:20 pm Building with PD and had our Tile appt with National Tiles today. Was happy to get away with only $500 on upgrades. We just added some feature tiles to the ensuite. Now I'm wondering how much I'm going to spend on upgrades at the Electrical and Colour appt's next week. We've already upgraded to cat 3 bricks and upgraded our kitchen cupboards to include ceramic inserts. We have a $2200 electrical allowance and were initially planning to include quite a few downlights, but today we went to a few lighting stores and think we'll just go for dl's in the living areas and regulat lights elsewhere. Just wondering if anyone has done their electrical appt recently with PD and can shed some light on the cost to upgrade the following. 1. Cost to upgrade from Batten Holders to Downlights 2. Cost to add an additional batten holder 3. Cost to add an additional downlight 4. Cost to add additional double power points 5. Cost to add dimmer 6. Was initially planning on having downlights in the Alfresco so wondering what others did. Might put in a ceiling fan with a light. Cheers Re: Only spent $500 at my tile appt, now for the electrical 2May 12, 2009 8:29 pm Dont know about your builder but my elecrician cost was and extra $1000 that was for extra power points outside, 2 extra lights outside, a couple extra 2 way switches, also the cost of tv arial and installation. The light fittings was on top of that, the ceiling fans gave me the biggest shock 2 with lights on the bottom of them cost $480 I had better use them as in the last house DH didnt like the outside lights on as they attracted bugs! Know where your going in life............... you may already be there Re: Only spent $500 at my tile appt, now for the electrical 3May 12, 2009 8:36 pm We did our PD electrical just over a month ago. I haven't got the individual prices of each item. But our overall upgrade cost was around 3k. We didn't include any downlights at all, a few extra lights, lots and lots of indoor powerpoints, a few outdoor powerpoints, a couple of data points, an extra exaust fan, a couple of floodlights, some extra TV points, some pay TV points and a few two way switches. That was for a 39.5sq house. Hard to tell without knowing the size of your house, but if you are thinking about downlights, I'd be budgetting a little more. I leave you to fend for yourself, figure things out yourself. Yeah, we have budgeted more than the $2200. That's just an allowance they've put in the tender. I'm sure it's going to be more. Think I'll try and limit the number of dl's. After looking today, there are alot of nice contempory light fittings out there. Cheers Hey Moonos21, I don't remember the exact figures but here's what you're looking at. (These prices may be + or - up to $10 either way.) 1. $110 (Downlight) - ($47 Batten) = $63 to upgrade to a downlight 2. Add a batten is ~$47 3. Add a downlight ($110) 4. Add a Double power point ($41) 5. Add a Dimmer ($45) Some other costs you may not have thought about. a. Add a 2 way switch ($45) -- This means you have 2 or more switches controlling a circuit of lights. Every additional switch controlling a light or group of lights is an extra ($45). If you have a hallway that you want to turn on as you enter from one side and turn off as you exit the other side. b. Upgrade a double power point to quad power point ($41 exact). As people on here have said, double is just not enough, think about the things you currently have plugged in. And you don't want extension leads / power boards / double adapters in a brand new house. c. Add a quad point power point. ($81 Exact) Also have you thought about extra external floodlights? We put an extra one outside witch we will turn into a series of lights once our external decking roof is built. Junction boxes on pillars to the front of your house (if you have pillars) for feature lights. Just my 2 cents EDIT: PS: Re. Downlights, We where told when we took our plans to get downlights quoted throughout the house (We're doing our downlights after handover). The Downlight + transformer per downlight is $26 and for a sparky to come out and install the lights is about $40 - $50 per light depending on your electrician. Another edit: The $26 also includes the proper holders / fire safety downlight holders ---------------------------------------- Building the PD Lisbon 24 http://www.porterdavis.com.au/#homeviewer/lisbon/24 Blog of our progress. http://lisbon24.blogspot.com/ Homeone build thread https://forum.homeone.com.au/viewtopic.php?f=31&t=28665 Re: Only spent $500 at my tile appt, now for the electrical 7May 13, 2009 11:02 am They don't give you an individual breakdown so these figures might be out by a few $ but from our appointment 2.5 weeks ago, the costs were: Moonos21 1. Cost to upgrade from Batten Holders to Downlights $85 2. Cost to add an additional batten holder $45 3. Cost to add an additional downlight $118 4. Cost to add additional double power points $45 5. Cost to add dimmer $55 6. Was initially planning on having downlights in the Alfresco so wondering what others did. Might put in a ceiling fan with a light. We got them to make a provision for a future fan. $25 for a noggin and 2 way switch. Absolute bargain! Cheers You might want to consider an upgrade to the single power point for the dishwasher if you ever want to get a hot water recirculation system or garbage mincer (sorry, correct term escapes me for the moment). I just got off the phone with a sparky who said that he will do the dl's for $60 installed. He also said that he can add additional powerpoints for a flat fee of $60 per hour and around $12 for the powerpoint. Says that he should be able to do 3 in an hour. I think I'll try and do as much after handover as possible. All these other upgrades are killing me! As for the power points, it's $60 + ($12 x 3) = $96 for 3 points. 3 Doubles through PD and you're looking at roughly $150 3 Quads and you're up $240 Sounds like you have a good sparky there. I asked the consultant what the average spend for an electrical appointment was, and she said around the $3,000 mark. The price of $2,000 for us wasn't including down lights. We have since spent a bit under $2,500 on lights for the house (including down lights at $17 each). It's not cheap. Good luck. The electrical? Uh.....$6000. We'd allowed $3000. Downlights are a killer! We're building in Point Cook although my mate has used this guy and he's located in the North West. Gave me some good advice. From what I've been told, I just have to make sure I've got enough Junction boxes. (17 w/out garage) Things like the master bedroom only has 1 powerpoint - I want 1 one each side of the bed and then another on the opposite wall for the tv. The ensuite has 1 powerpoint, but double basins so I added another 1 so ther is one at each end. My kitchen island bench didn't have any on the wall it joined to, so I added 2 etc etc Where I'm putting my TV I put 4! I really could have added a LOT more than I did. Well, I guess once you start you can come up to 20 quite easily... We've tried to restrict ourselves and position the powerpoints in positions where we can do a back to back from the other room so one ends up being two (one on each side of the wall) I guess we are being tight ars#s but I just feel like we have to stop upgrading somewhere! you say the word upgrade up in the air and it already costs you $$$$ Building a Wisdom Prosperity 23 - http://erwisdomprosperity.blogspot.com/ Staircases and sausages.
