Browse Forums Building A New House 1 May 12, 2009 3:21 pm Hi guys/girls, I have just started the process of building a duplex. We have the block of land and the architect has started drawing up the plans a few weeks ago. Ill just talk about my side of the Duplex so its not confusing. Here is the basic info: - Building custom Duplex - Block 840m2 (one side 418m) - 3 large bedrooms, plus study - Open plan - Alfreso and pool - Budget no more than $600k for both sides (this has been increased due to-well cant build it for this amount ) I know you all like pics so I took some of the block, it has a house on it atm so soon it will be knocked it down. For a young couple plus a child in the future. My dad says yes, but Im not sure as going off my house now, its quite a bit less than half the size! Ummm..... yeah that is plenty big enough. Many, many people on here are building around 28 to 30 sq for much larger families. I lived in about 15sq with my young son and that was plenty big enough for us. Pics are fine! Re: Building a Duplex (own design).... 5Nov 18, 2009 1:41 pm DA has been submittd a few weeks ago. It's taken soooo long to get the Plan finalised to what we want! Nealy 6 months! Anyways everyting is final now so hopefully we can put it out to tender soon and get the final price. I'm not at home at the moment so I will post up the Plans on Friday. We are hoping to start building early Janurary. I am getting excited about picking all the colours and everything for the home, but will be pretty much a white/gey/silver theme as the house is very small and needs to be lighter colours with glass to open it up. I have also made the alfresco on the side of the duplex with bifold doors in the L shape to open it up more. Oh and its funny how my tastes and preferences have changed somewhat from the pics I have above DA approved Waiting on a few more Builder's quotes. I dont get this - if you bought a block of land that was 840m, how can the council change it to any other size, land is an established block?? Or do you mean the house area is 240m2 - this is a bit under 26 squares, btw. Not huge but I would hardly call it a very small house either Yes 240m2 per side, very small and starting to think maybe I should have built in a New Estate with a large Project Home! I am new on duplex and I am also looking at this option on a land we bought last year. Does the estimated $600k include all costs like DA application, site cost and constructions etc? From the moment you decide to build a duplex till it is completed and ready to move in or sell, roughly how much will be the total cost and what are they? Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11035 Give Jonathan a call.
