Is it like buying a car where they tell you recommended retail and then you negotiate from there? How much can you expect to negotiate compared to the inital quote? 5, 10, 15% less? There's very little room for negotiation with volume builders. you may have more luck negotiating with a smaller builder though. I leave you to fend for yourself, figure things out yourself. We spent about $90,000 extra on top of the base price and of course there are the extras that they do not include that we have had to fork out for. They have since changed their base pricing model to include some things but taken away others. The standard plans did not suit our (Western Vic) block so we've gone with a custom plan. Our consultant has been great and had the price, inclusions and floor plan back to us within days. The service has been terrific so far. We're meeting with the consultant on Sunday to go over some changes to the plan and discuss the price. This information will be very useful. I will post back the results then. We are very happy with the floorplan and interior of our design, however struggling to decide on the facade. If anyone has any tips on brick vs. render we'd be happy to hear those as well!! Re: Building with JG King Homes 6May 12, 2009 11:17 pm Hi Hiker It was sort of when we would add something, say for example I wanted some extra points or antenna points. The SC would say they are for example $40 (not accurate but using this an example). I would ask him to sharpen his pencil and he would in some cases. You certainly can't do this with everything but on some of the stuff we got a little off. I asked them to throw in something and they added I think the architrave upgrade or something, can't quite remember what it was, sorry its been a while. We had about three meetings when we were preparing the sale document which then led to the contract, as we had kept on coming up with new things we wanted. Extras we added (but not where we got a discount, just qualifying!)- We took the European package. Back then things like Casear Stone werent included. We got this in the upgrade as well as higher standard shower rails and roses, taps, sinks,toilets, basins, oven, rangehood, dishwasher, laundry tub etc We added ceiling height to 9 foot. We took the doors up to 8'6 and upgraded the style. Added roof pitch to 25 degree. Changed some windows and added some sliding doors in extra places. Upgraded the roof tiles. Added a panelmasta garage door with two remotes. Split system aircon with the central heating, with two zone control. This was quite expensive. Tile and Carpet allowance. Tiled shower bases. Extra telephone, antenna and power points. Double glazing windows. Render, high porch and a side pergola feature. Upgrade on front door. Splashbacks. Extended lounge size. Moved island bench over in kitchen. Bigger hole for fridge. Downlights and Spots. Bulkhead in the family room. Added doors in theatre room and walk in robe. Handles and locks. Added an extra window in the extended garage. We saw a lot of displays and tried to be clever with our changes. But we could have spent a lot more but just had to draw the line at the above. We were going to add an Alfresco but the site costs due to close prox to an easement made us think we will do something later and maybe less expensive. So as we have some JG Kingers in here, which house style are you looking at? We went with the Caraway 175 but added more area to it, can't remember what the actual addition came out at. We also flipped the back part around. The sales and contract stage can be difficult. We had some moments. But we got through it. From what I have heard in here this is fairly common with all builders. Slow contracts, communication at times poor. The best thing in all our dealings with Kings has been the terrific site supervisor we have. He moves mountains and is the most approachable person in the whole organisation. We are very happy too with the standard of work, as it is very high and we have had no real issues. What stage are you at and which home are you looking to build? Hiker we went with an unusual brick, Musket Haze. It has alot of variation to it. I just couldn't bring myself to choose Mission Brown! WakeboardAndy on this forum is also building with Kings and we are neck and neck in getting our houses finished. I hope he will jump in and tell you of his journey. The Contracts do take a while, most builders are taking around 50% more deposits due to the FHOG and it's taking its strain on the SC and the Admin ppl. The Blackwood is a lovely home, I think they have one on the corner in Mernda Villages. Its a very popular ranch style home with a lot of people, and as you know J G King build a lot of country houses. I too are building with JG King, currently at lock up. I did not really bargain the quote price because usually they will not change it. However i did try to get some extras for free, only small things though. They also locked in the price for longer than usual as i did not want to build for about another 9 months from when i first went to them. Since then they have had 2 price rises so i saved there. Also found out that during the build they have added things to my house that aren't in my contract like extra heating ducts and extra light switches and phone point. Even levelled off my driveway and placed gravel there (even though i am not having them do the driveway). Am very happy with the progress so far. I think the hardest part is the administration side of things, it takes sooooooooooo long!! Especiallly if you keep adding things and having more variations such as myself. I too am building the caraway 175. Minimal modifications, urban facade. I choose a different brick than everyone called sorbetto by pgh. Check out my thread i've got lots of pics. Yes we waited two months. Our SC held on to it and also didnt pick it up from the staff when ready. I rang and emalied every few dyas as we were hoping for a start before xmas but it didnt happen. Even rang their Sales Manager to complain and it made no difference. We decided on JG King in the end and signed contracts the day the FHOG&B started dwindling down (end Oct). Have to say our SC really got everything moving with the plans and contracts to make sure we had it all done in time. Only problem was we picked up a few issues with the plans but as we had to sign them on the day, we then had to pay for a post contract variation to have them modified... but all in all very happy with the whole process!! In the end we managed to do some deals with the price simply by asking them to do it for a few $$ less and also some extras included. Although I must admit I spent the money we saved by upgrading some items during the colour selections. Even then I was amazed that everything extra (paint, carpet, bricks, sinks, amounted to only $3000. Very happy! So now we're away!! Signed on the 30th Oct and construction commenced on 13th Nov. The slab is down (another +ve for JG King, they realised we were going to have run-off issues in our garage so increased the level by 100mm with a no-cost variation), the services are all at the house (50metres from the road), the frame is up and the bricks and windows are all delivered and ready to go! One annoyance over the garage door - they verbally told us we were having a Panalmaster but then in the contract it says a normal Roller door. I didn't pick it up in the contract (rushed to meet the FHOG date) and now they are insisting on only giving us the Roller door. My advice here is read the contract carefully! Aside from the one hiccup, overall VERY Happy so far! I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
