Browse Forums Building A New House 1 May 12, 2009 9:47 am What is the difference between a practical completion inspection and a final walk through? is the practical completion done first? is this when you get the independent inspection so that if there are any issues the builder has x number of days to fix it before settlement? then you have the final walk through which occurs at settlement and you hand the cheque and the builder hands you the keys (if all is ok)? is this the process?? If the builder is getting an independent inspection done too - are you finally able to see this inspection at this stage of the process?? otherwise what is this independent inspection for??? Re: Practical Completion and Final Walk through whats the diff? 2May 12, 2009 10:09 am For us it was the PCI first, to walk through and go through all the thing we wanted fixed! then a month later (were promised two weeks but that is another story!), we did our final walk-through/ PCI, here we signed off that we were happy with the house! then along side that our COO was completed and then settlement was four days after our final walk through, we could have had it earlier two days after the final walk through but we waited till the friday! We didn't use an IS, but i would think you would get them to come through when you do your first PCI to make sure you are picking up on everything that isn't right, cause the second PCI/ final walk through to to sign off that your happy, you need to have everything you want fixed on the first PCI!
