Browse Forums Building A New House 1 May 10, 2009 10:56 am Hello we are planning to building our first home in nelson ridge estate, land has been bought and settlement is happening in 2 weeks time. was wondering how much time does it take to get a DA approval with the Holroyd council as what i have heard so far they can take ages if they decide to. we are planning to buld with Wisdom homes Aspiriation35 MKII and have signed the contract this week. could anyone please suggest how much time it took them to get the DA approval as we are concerned on the First home buyers clause of 26weeks timeframe to get the slab in order to avail the grant fellow people would appreciate if you could share your experience and any advice Re: Council Approval Time in Nelson Ridge? 2May 10, 2009 11:26 am im in tarneit. settlement was on the 23rd march. still awaiting building permit. its taking ages. We submitted our plans to Delfin just before Christmas, and the to Holroyd council in February and we are still waiting on our DA approval. Alot will depend on your block (ie. slope, house position), as well as any modifications that you have made to the original house plan as this will also add to the time if they need to come back to you with variations. We do not aniticipate them starting our build until July at the earliest. Hope this gives you an idea, and good luck. How are you finding the process of building with Wisdon, and which part of the estate have you purchased in? Re: Council Approval Time in Nelson Ridge? 7Jun 03, 2011 4:28 pm Hi, We are thinking of building with Cosmopolitan in Nelsons Ridge due to their present in the area. We spoke to their sales guy couple of times in New Roushill office and found him really helpful and knowledgable. We are looking at building Northcliff 30, we are happy with the design and everything. Plus cosmo is also giving us fixed price quote which includes, lights, drive ways, all the floorings (tiles downstaris & carpet upstairs), blinds, solar system. So we pretty much have to move in once they are finished. Only the front fencing and landscaping is not covered. For me and my wife, we don’t have much knowledge of building process so we thought this is good if they do cover everything in fixed price. However, one thing we don’t like about Cosmo is their Fascade for Northcliff. They only have one fascade and it is also in the picture, not on display. We don’t like that fascade. Nelsons ridge picked up a few major issues that were rectified prior to council so took 2 attempts to get the goahead from them. We are on quite a sloping block and we ended up keeping within the setback rules and deleted our alfresco and all council did was make a few minor changes to our landscape plan. Really hard to Gage timeframes for holroyd. 2 houses in my street were approved on the same day - one took 3 months while the other took only 6 weeks. As for the free stamp duty we didn't have a slab within 26 weeks. We wrote a letter to the OSR detailing that our delays were due to the builder taking a while to get our plans to council and they extended our timeframe.
