Browse Forums Building A New House 1 May 09, 2009 10:44 pm We just got our contract and the rest of the paperwork from the Sales Representative to work ourselves through it this weekend and although most of it looks fine, we think that the house is not in the right position on the Site Plan. The Site Plan shows trees and we told the SR that we wanted to look at one of them when standing in front of the window in the centre of one of the bays. On the Contract Site Plan the centre line runs between two other trees so it seems the house is facing North again. That is basicly the only reference point we got as the Site Plan does not give any other. So how do we know if the house is really not in the right position? How correct is the positioning of the trees? The whole process was done in such an inaccurate way that we don't know what to think. After the Surveyers had been to do the height survey the SR came and asked where we wanted the house. We told him that we wanted to face North and then we changed our mind and tilted the house a little bit further to the East. He took some rough measurements, used our stakes which we didn't like, made a copy of the reduced floorplan, cut it out, glued it on the Survey Plan and sent it to Head Office. Before that we told him that certain measurements he had taken could not be correct as we couldn't get them work in the field and he asked us to give him the correct ones which we refused. How can we measure accurately over more than 35 meters without the necessary tools and knowledge? He told us not to worry, that it was done this way all the time so we assumed that it would not matter much where the house was positioned and that the Council would not mind any changes as long we respected the given Setback of 16 meters. Now the SR want us to call the Surveyers to set out the house prior to plans going to Council because nothing can be changed after approval. Guess who has to pay for the Surveyers? Any sharing of experience or suggestion would be much appreciated. Re: House in the wrong position? I think we might have to go to the Council (certifiers) tomorrow and ask them how big a deal it is if the house does not end up in the position as presented on the Site Plan. If they say that it does not matter because we are on a acreage we might have to go along with the builder and just refuse to sign off the Site Plan. I spoke to our neighbour yesterday and he told me that his newly build M3con house was sitting on top of his Water Tanks when the Surveyer to set it out according to the Site Plan. The Tanks were put in before building. So it seems that the Site Plan is not that that accurate. He adviced us to go along with the contract and to talk to the Site Supervisor when everything has been approved by council. Re: House in the wrong position? How to check. 5May 16, 2009 10:26 pm The certifier told us that they are only interested in the position of the house regarding the correct setback and energy rating. So facing more or less North is enough to be satisfied. He adviced us not to accept the Builder's Site Plan and therefor not to sign the contract. We now have decided to set out the house ourselves, measure the distance between two points of the house and the shed and one point of the house and the Dumpy. We'll write the outcome on a copy of the Site Plan, sign it and bring it to the Sales Representative and go from there. He told us last time that it would costs $50 to do a new Site Plan so that is much better than $800 +s for the Surveyers. Re: House in the wrong position? First the builder was quite reluctant to do anything with our measurements and suggested that they would send the Surveyers to the property in order to set out the house the way we wanted it. This was until they discovered that the cost of that exercise would be well over $600. Although we would have to pay that money the builder decided that there should be a cheaper way to get the house in the right position. The Surveyers offered the information that they included the position of the shed in the first Survey and that therefore our measurements could be used to draw a new Site Plan. We are waiting for that plan now and after receiving and accepting it the plans can finally go to the certifiers. Re: House in the wrong position?
