Browse Forums Building A New House 1 May 08, 2009 11:50 am Hello everyone, I have just got my confirmed Engineering Plans, have a look. I love my floor plan... Although we can't really change anything now at this stage (any further changes will cost me extra), but your comments will be appreciated. One thing that I'd like to ask though in relations to insulation. My ceiling batts are at R2.5 Bradford glasswool 'Gold' batts, external walls are R2.5 Bradford 'Soundscreen' and 'Thermofoil' Enviroseal breather light duty sarking, and internal walls are Bradford 'Soundscreen' R1.5 wall batt. Are these good enough? I was hoping to get R3.5 for ceiling and external walls with R2.5 for internal walls. Yeah, wanted to give my wife what she wanted... the exact two things that you mentioned, a big WIR and a Kitchen Island with more space (cos she loves to cook and bake). Made the WIR extra big for her. *lol* All I wanted in return was the rear access to the garage and the HT room. The alfresco size was a bonus for us in the plans... which we love!! Our builder included R3 for ceilings, R1.5 for external walls and no internal as standard. We have upgraded to R3.5 ceiling, R2 external walls and included R1.5 for internal walls. It only cost us an extra $1750 for those upgrades and from what we have read it should give a pretty good result for a fairly small price in the scheme of things. Yes, I'm thinking of upgrading that as well... especially when I'm going to choose dark blue bricks and black roof, I'd want good insulation to keep heat out or in efficiently. And I have no idea how much insulation batts would cost. But $1750 to upgrade pretty all the walls is pretty good I feel! Re: Floor Plans & Insulation! Maybe a slight change with the entrance way? Could there be an alternative to the entrance way? Just something to think about. I initially had sliding doors to the theatre. However, after looking at a few displays as well as my friends' houses, I realised that having a sliding door is not very good IMHO in terms of acoustics because there tend to be small gaps. Also, it rattles. Not to say single doors wont though. I opted for a large single hinged door instead so that it's able to catch properly (I feel). I wld probably put heavy drapes on the inside of the entrance wall and the window wall to keep some of the acoustics in. I left the door in the centre because I was undecided where or how I wanted to place my future projector screen. *lol* but yeah... good thoughts there. Thanks! No. It's not original.
