Browse Forums Building A New House 1 May 07, 2009 2:47 pm Hi All, I just thought I would gather some opinions and thoughts on the house we are going to construct. It is the Flinders 270 with Dennis Family Homes. When looking at house we fell for this floorplan, we think it really suited our block but not orientation. We like the location of the Master bedroom as it is still at the front of the house but not directly at the front as we have a street light on our nature strip we also liked the fact that it allows us to have a roller door to the rear of the garage. We put our deposit down 2 months ago and are still waiting to make a colour appointment, should I be concerned? Our Site survey and soil Survey has been done. The results are P class soil H class slab not to sure of the cost involved am anxiously waiting as the customer service consultant said she wont be able to give me an idea until contract. I have attached a floorplan, how the house will look on our block and also external colours we are thinking. Please all comments appreciated! Have you modified the plans at all. I just recall the WIR looking different but I have looked thru so many display homes it becomes a blur at times. I love the colours you have gone for. We have the monument colorbond roof which we are loving. We had a long gap between deposit and colour selection. Just keep in touch with them for updates. I have a few comments/suggestions; Because some of the bedrooms back onto one another or ajoin living areas, I suggest putting in some sound batts. Eg between bed 1 and bed 2, between bed 3 and bed 4 and between bed 4 and games room (in case you decide to use this as a HT room). One thing I am not too fond of is the ensuite window on the front. I would add a second matching window on the side of the ensuite, opposite the toilet. Then if you wanted the blinds and window open you could use that window instead of the front one and you wouldn't have to worry about privacy or security issues. Also, do you want a window or sliding door from the games room to the alfresco? or you could close in that section of wall (between the games room/alfresco) and make it a row of cupboards. This would be great if you are going to use it as a playroom or just for general storage. Last suggestion, are you going to use the living area much and is it needed as a living area? If not, then close off the wall in the opening and add 2 double doors. You then have the option of using it as a HT room or home office. It is a pity you could not flip the house so living areas north facing - did you consider moving your driveway? Since living areas south keep colours light, exterior colours are really lovely and i like the master bedroom will be swish Re: Floorpan comments please 6May 07, 2009 6:08 pm Hi, Wow some good suggestions that I hadnt thought of. I will be getting a sliding door on games as we will have some decking out there once w move in. We will be using the games room as a pool room so we were thinking about having a little bar where the small alcove is Will definetly look into insulation between bedrooms and was also thinking of getting a sliding door between kitchen/ family and hallway to help block out the washing machine. We were thinking about getting the crossover switched but not so sure now. Thanks Re: Floorpan comments please 7May 07, 2009 6:27 pm Great idea about the insulation. I think there's also a soundproofing type of plasterboard. Another place to consider doing that is between the en suite and the living room. If it's possible I'd definitely reverse the plan. I wonder if it would be possible to leave the garage, living room and bedroom as is and flip the back of the house? I'd get the extra en suite window as suggested too. You could put a linen cupboard in opposite the bathroom door. Or did you want the corridor to open out wider there? I'd go for the extra storage myself. Have I understood this correctly - front of house faces North? I absolutely love our north facing living areas, having the sun streaming in there all day, just makes me feel....happy Flip it if you can, you won't regret it. We have to get a new crossover as we flipped our house too. As far as I know we have to apply for a permit from the council for a new crossover. We can then get the concreters who do the driveway to put it in. We may need to have the old crossover removed but I'm not sure about that as yet. I wish i had of asked the developer to change it before they put our crossover in. But i will look into it as it seems orientation is important.
