"fixed price documentation - siteplan, demolition plan, proposed floor plan, elevations, sections, framing schedule etc - $4500.00. conceptual design (10 - 16 hrs allocated) - $95.00 per hr) Architectural drawing for town planning - $95.00 per hr. I would be asking a few clarification questions though; With a 'fixed price' sum, there is the tendancy for the documenter to document the building, then walk away saying job done, money in the bank, thank you very much. 1)If shire comes back and require revisions to the drawings, will they be carried out? 2)Will the drawings be of a sufficent standard to tender, and construct the building? 3)Electrical plans, Internal elevations, (Kitchen and bathrooms...locating joinery, equipment, tiling layouts?), window and door schedules, Ask exactly what you are going to get. 4)BCA Part J compliance, will they be doing the glazing calculator, breeze paths and all 4/5 star compliance requirements. 5)Coordination with structural engineer drawings, there will be structural engineer drawings, ask if your architecturals will be fully coordinated with the engineering drawings. The last thing you want is the architectural drawings telling the builder to do one thing and the engineering drawings telling him to do something different. Hope this helps, Good luck with it. Pat. I also read with slight alarm on that thread the range of prices that were indicated, anywhere form $800 to $5000. Ive got two things to say about that: 1)Every project has to be judged seperately on its own specific requirements, so some houses warrant more thought and detail than others due to site restriction, house design etc etc. 2)$800 for documenting a house is plain stupid, either its a been done on the (real) cheap, or its been poorly documented, or its an incredibly simple house. My concern here is that, you get poor documentation, you get poor construction...a builder is only as good as what he is being told to build. This forum is flooded with cock-ups.....slabs in the wrong place, out of square, walls in the wrong place, windows in the wrong place, ceilings too low...the list goes on and on. 90% of these cock-ups could be avoided with clear and consise documentation. I know he does some work in Melburne as well adn he did an excellent job for us. The $2k got us all the conceptual drawings we wanted as well as elevations, site plan and some 3D pictures for our planning permit. I drew up a basic layout of what I wanted, size, materials eg. foam not brick described the land size, fall etc. I then asked for a indicative quote and what would be included in the price. Send this off to as many draftsmen or achitects as you want. I sent it off to about 7 and met ith 4 before choosing the one I wanted, not the cheapest not the priciest but the one that i felt would be the easiest to work with, he has made about 50 changes to the plans as things come up and never once complained. An example of prices, $3,000 for hand drawn plans you can imagine the grief this would of caused by the changes we have made since it is not on the computer. 18,000 from an architect (Sent it to them for an idea, rude shock!) 3500 for sketch, plans and final plans, however any change after sketch would be charged out at about 100 an hour or something. And the one we went with, design, sketch, preliminary, 3d perspectives etc, liason and provided engineer with autocad files, submission to council etc. Send a few emails off, meet a few people see their work and go for the one you feel comfortable with. good luck Re: Drafting service cost 9May 08, 2009 6:37 pm We are in Adelaide and it cost us $1,000. This included the floor plans, sections, elevations, energy rating, working drawings and he is doing all the organising stuff and sending it off to the council. He is actually an architect! Finding someone who offers good old fashioned no nonsense value to someone who makes their job easy, is smart. My drafty (who works out of a home office so has low OH's) simply turned my hand drawn scale drawings into cad files (site plan, elevations, slab plan, bracing plans, specs, electrical plan, sections and construction notes) This is drafting not design, as personally, I dont feel it necessary to waste thousands paying someone to try to interpret my idea's and requirements into multiple revisions of 'concepts' that are 'almost' what i want. Also for the record, my drafty has already amended the site plan after council rejected my original siting relaxation application, free of charge. Plain stupid?? Re: Drafting service cost 11May 09, 2009 11:37 am Draftsmen do draw up plans, and you are obviously talented enough to draw scale drawings so the draftie could just plot them into Autocad, not everyone can do this, and some struggle to convey images and concepts in their head to someone else. At least the question asked in the topic is being answered broadly to give a good idea, maybe for all those people who paid low rates should post who they used so SCS can email a few and get some quotes and see if they are that cheap. The point I was making, if you actually read my post, was that there is value for money and then there is just plain crap documentation....crap drawings are not going to cost you much...$800, if your drawings are crap, the resultant **** ups are going to cost you a lot more than $800!!!
