Browse Forums Building A New House Re: Need advice on this house plan 21May 07, 2009 12:26 am Ello, I really like the design, it's straightforward with no wasted space. Also it's a good size and design for a 3 bedroom house as it's got big bedrooms and a good 3/4 living area's so a modern day family could actually live in it without killing each other . I like the kitchen, is that a split level privacy bench top?. If case to get more useable area perhaps consider changing it to a flat top - and then consider squaring it out ?. I'd add sliding doors to the study and rumpus - the rumpus has a westerly faced wall so the ability to close it off for cooling and/or heating may help. The bathroom door doesn't work with the shower door well - not a huge drama as one tends to be shut when the other used, however if you wanted to change that perhaps move the bathroom door to the other wall then move up the toliet so the door is equal and then you can put a deep cupboard in the laundry. You have good storage anyway but a deep broom is always handy. Anyway good work, I really like the design. So you mean move it right up to the wall that it shares with the ensuite? yeah I think that if you have it behind an open bedroom door, it will look out of place and be impractical. I'd still consider a door if I were you, perhaps a slider??? maybe not, sometimes it does look better with no door - I guess it's just personal preference! No rumpus but bigger greatroom/meals etc. and northwest side of house there is ready to have a pergola attached if you have nice big sliding doors or something. Bigger foyer/entry to the greatroom. Possibly even move the theatre door to the other wall. Just an idea though, solves the small bench space too. The only thing I'm not real sure about is: Loosing the view to the backyard from not having any windows along the back And actually loosing the windows, will this make the kitchen a tad dull?? A bigger more useful open plan kitchen/living area is something that will be used alot more than having the additional living area. Lets face it we generally spend most of our time in 1 room anyway! Eljay, I'd be careful having too many windows on the back of the because I think from your site plan that is west so you will get alot of summer sun & heat through. Best to have more windows on the north facing side to maximise the light but not the heat of the summer sun. Our previous house had west facing glass sliding doors & windows and we cooked in summer, the AC costs were huge. I have an external door from my WIP, this is so that I don't have to walk through the whole house to get to the outside bin with some gross plastic bag of leaking goo! I'm going to have an interblind door which will also let in light. I love galley kitchens so I would square off kitchen. If finances allow I would definitely have sliding doors in the bedroom. I want to change mine but will have to pay a rediculous amount of money now to do any building variations. When I had the back wall covered in thats what I was thinking that it was facing west and it would be a hot wall. you haven't lost any space in the redraw I did its just in one room now. Your idea you have as your rumpus room would be on the opposite end of that room with dining table between the kitchen area and this rumpus part. I can't help it i love open plan living Can't help but think that too much glass on the west wall you'd regret like woodvillesouth says. have your glass across the north facing walls to let winter sun in. Re: Need advice on this house plan 30May 12, 2009 3:31 pm O.k I've been thinking about it some more and have been playing with the kitchen idea. I really don't want to loose that back wall as my medium term plan is to put in a wrapping veranda or pergola. so in keeping the kitchen where I had it before, do you think what I have done here is workable? I have cut into the theatre room a little and put the WIP behind the kitchen and have put the fridge in there. It means that the width of the theatre room is getting down to around 3400 or maybe a tad smaller. Is this now getting to small?? The plan has been revisited for the 4th time Can I have some feedback on this?? I guess if I don't say anything in the next couple of hours they will start doing the final plan. I went over to the display home/sale office last night and we tinkered with the plan again. We even got the measuring tape out and marked it out on the display kitchen so I could get a rough idea. I just couldn't visualise it! The left side wall of the pantry sort of sticks out into the kitchen and leaves a weird bench space that you won't be able to access in that corner. It looks added on. Kitchens are bloody hard. Put your kitchen plan in the kitchen forum. One of the gurus may be able to help you out... they may miss it here. I leave you to fend for yourself, figure things out yourself.
