Time waits for no man. Unless that man is Chuck Norris. Re: Our Custom build with Rossdale - All moved in pics 29/9 122Sep 29, 2009 11:11 pm That's the kind of flooring, dreams are made of! Good work! Re: Our Custom build with Rossdale - All moved in pics 29/9 123Sep 29, 2009 11:44 pm Thanks everyone for your nice comments. Yes, we love our bamboo flooring too. Our almost 2 year old has already put it's hardness to the test (dropping things, dragging furniture around etc) and so far it has been as good as we had been promised without any scratches or marks at all. It feels great underfoot and is much quieter than normal timber floorboards. I have opted for the strand woven type but I was told that strand woven bamboo differs from company to company progress viewtopic.php?f=31&t=20401 sculptures viewtopic.php?f=36&t=26607 pole trouble viewtopic.php?f=3&t=25988 Re: Our Custom build with Rossdale - All moved in pics 29/9 125Oct 01, 2009 9:42 pm The strand woven is by fair the best option, much higher hardness rating than the vertical or horizontal type. We were talking to the guy who installed ours and he said there are some places that use ******* bamboo. Our's was actually from UPI who seem to have a reasonable reputation. A lot of it also depends on the person who installs it. Our guy does only bamboo flooring (whereas some do abit of bamboo along with our types of wood) and said that it does need to be handled abit different to other woods. He said about half of his jobs are to actually fix (usually rip up & start again) bamboo laid badly by other people. He said the tip is to find a supplier & installer who know alot about bamboo and if they try to tell you it is the same as other wood then go somewhere else. I have a question about the plantation shutters, how good are they in keeping the room dark during the day. We would like to put them on our bedroom windows at the front of the house and my husband is a shift worker, so we need a dark room. The middle window is an arched window and higher than the other two. Thanks R Re: Our Custom build with Rossdale - All moved in pics 29/9 127Oct 01, 2009 10:41 pm They are pretty good but not complete blockout, you don't get much between the slats but you do get abit of light through the sides between the frame & the slats. They are certainly better than venetians but not as good as curtains. It probably depends abit to on what orientation your bedroom is. Ours is east facing so the morning sun comes in abit but later in the day it is pretty dark. Our bedroom faces west so the early morning sun is not a problem. We will probably still get them and then might have to add something else if it is too bright. R Re: Our Custom build with Rossdale - 6 months later 129Mar 19, 2010 11:09 pm Well it has been over 6 months since we moved in (& since I last posted on here) and we have now finished all the landscaping. It has been a hard slog as we have done everything ourselves. We have paved, built a pergola, shovelled about 40 ton of stuff, layed a lawn, planted about 100 plants, built a letterbox etc, etc. Here are some pics: Pergola Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Screens for fence Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Front yard Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Anyway we are loving the house. We are happy with the layout we chose, the size etc which was a great relief since as a custom design we had no display home to guide us. Still got a few issues with the builder which is getting abit frustrating. Very hard to get them to sort things out once they get their money! Your Landscaping is fabulous, the colours and design are very professional...where did you get your ideas from? Our landscaping is going to be a big job (retaining walls, big rocks to move, which we have collected from our site) I think we need landscapers...but we really can't afford them yet. I was also amused to read that, at handover time your noticed that your builder had wrongly give you a non mirror door in bedroom 4.....this has happened to us, same bedroom (4th). My partner was reading thru the contact as we just got our final invoice, and he just notice it. Did you finally get the door replaced for the right one? Do you think it is a ploy the builder have to make more money!!!!...LOL. Re: Our Custom build with Rossdale - 6 months later 131Mar 20, 2010 2:12 pm You did all of that yourselves? You've incorporated some great ideas, and it's lovely to see something with lots of originality, not just another clone.... The colours are beautiful! Is the pergola angled to allow winter sun in, or is the design purely for aesthetics? Either way, I love it. Do you think it is a ploy the builder have to make more money!!!!...LOL. We got most of the ideas from becoming Lifestyle Channel junkies! We watched alot of Brendan Moar's Dry Spell Gardening (you can check out details on the Lifestyle Channel website where they have facts sheets on each garden they did etc). We did get the door of the robe changed to a mirror just before handover, it wasn't too much of a drama. I think they just read that bedroom 2 & 3 were normal doors and didn't bother to read on that the Bed 4 was different. Yes, the living areas that overlook the perogla area are north facing so we tried to get the angle right to let the winter sun in. We love natural light so we wanted to make the most of it. As money allows certainly look at a denser planting out the front to help reduce water consumption, increase visual impact. Here in WA we do free work shops to help guide folks with landscaping from the start. It would be great to see other states taking the concept on as well. Before next summer arrives, get some greener mulches from the tree lopping guys as black mulches only aid visual appeal and don't assist in reducing weeds or slowing evaporation nor create the new soils the plants need. The garden will become even more sensational, more fertiliser wise and water wise Re: Our Custom build with Rossdale - 6 months later 135Mar 20, 2010 11:57 pm Hi woodvillesouth ~ your landscaping looks amazing ~ brilliant job! I just have to say that your "home of haze" was the clincher in us deciding on the PGH Oyster with grey render at the front ~ so a big thank you for all that you shared of your build. Hey ~ can you tell us when you pop in next ~ is that driveway concrete with a pattern stencilled on it, or actual real pavers?? ~ love it all, congratulations! ~ cheers, J _______________________________________________________________ We're a knockdown | rebuild ~ Melb SE burbs Building modified version of the Fairhaven Glenaire Homeone thread: viewtopic.php?f=31&t=28429 _______________________________________________________________ Re: Our Custom build with Rossdale - 6 months later 136Mar 21, 2010 7:33 am looks amazing - you must be absolutely thrilled with your beautiful home =))) I look forward to your next foray in here with new pics!! Really original design and it must be so satisfying to know you did it all yourselves. I hope your enjoying your home too and not just spending all your time working. Hopefully your builders will get themselves into gear and fix the last things that need fixing. Top stuff! Yeah we love the Oyster brick too. The driveway is paved. It is just a 300 x 300 paver from Best Pavers. We laid it ourselves which saved heaps of money. The garden will become even more sensational, more fertiliser wise and water wise Thanks Fu Manchu and also thanks for all your tips on the Lanscaping forum. We used quite a few of your ideas to help with laying the lawn etc. We will look at the greener mulch option, that is a good idea. We were abit nervous planting all our plants in the middle of a hot Adelaide summer, but so far we haven't lost too many. I'm so glad that we have our 12,000 litre water tank! The few plants we lost in the backyard were more from our dog laying on them than the weather. Hopefully things get a chance over the cooler months to establish themselves abit more and we top up with a few more plants here & there. You've been missed =))) Thanks somewoman! Looks like your your build is getting there now. I hope that your kitchen bench issue gets sorted out. How ridiculous that they didn't realise until now that the overhang would be a problem. We also have Bassmati Essastone (absolutely love it by the way!) and our overhang is about 40cm but then we have pillar ends that take the weight. Our custom build with Rossdale http://hazehome.blogspot.com/ https://forum.homeone.com.au/viewtopic.php?f=31&t=17630 This certainly doesn't look good. I would be engaging with an independent inspector to have a look at this. As for the unscheduled site visits, most builders are quite… 1 28326 I'd get the gutters to match your roof and pipes to match the paint - otherwise they become a feature. Nice pick with the paint colours! 1 34273 6 55354 |
