We signed with RH in February 2009 and have only just had our builders interview. Due to their heavy workload we have been told most likely early April 2010 as a date for the slab. That makes 14 months just for the paperwork!!!! We were initially advised to expect about a 12 - 14 month timeframe from contract signing to handover depending on council approval. Well council only took 3 months, so that leaves 11 months in RH hands for other paperwork. This is unbelievable. Realistically it is more like a 20 month process with RH from contract signing to handover. If we had known this at the beginning we would have run screaming in the other direction! I agree with what one other author mentioned 'if RH homes say 1 - 2 weeks, convert that timeframe to months'. Re: Building with Rendition Homes 122Jan 13, 2010 8:27 pm Hi Smbader I totally understand your frustrations, we signed our contract in June 2008 and our slab was laid Septenber 2009. We were very frustrated with how long the paperwork process took but since the slab has been laid things have progressed very fast. It took 3 months for them to reach lock up and it looks like handover will be late feb early March. My husband and I expressed our frustrations to RH about how long it was taking from contract signing to building commencement. They admitted that they are much slower in the paperwork stage than other builders. The reason being they don't build as many homes each year and therefore don't have the same resources. The positive news is that since building started we have been very happy with how things have gone. The process has run very smoothly and much quicker than we expected. If we have handover in late Feb then it will be just 6 months build time (this includes losing about 3 weeks over Xmas when all the trades go on leave). For everyone else we had some great progress yesterday (first day they were back on site after the Xmas break). All our cabinet work, including the kitchen, were completed. They basically came in and finished it all within 1.5 days and it all looks fantastic. How is everyone else going? It has been a long time getting here but looks like we are really close. Smbader - sounds like you signed your contract 3 months after us, we are expecting slab to be poured early Feb, frustrating yes, hopefully it will be worth it in the end. One thing I do like is that we didn't have to pay interest over the xmas shut down period. Please keep us updated with your progress. On a side note did you all see the thread on here about the web site called http://www.nearmap.com. Its like google earth but they update every month. I've screen dumped two photo's so far - one of our original house on 1 dec 09 and then one on 26 dec 09 with the house gone. You'll have to post pics so we can all follow along the excitement with you. As for nearmap.com, like you I am getting copies of the pics, but I am also planning on putting them in a watertight container with some current shopping catalogues and maybe a newspaper in a wall, for many many years down the track when someone might renovate or demolish our house. We found a letter in our walls and it was so lovely. I would love to have the chance to do that for someone in the future. Its such a great feeling to receive. Thank you for your responses. I feel much better now others have experienced the same thing and I am hopeful that we can have a 6 month build time also. I'd love to have Christmas in the house. Originally we were advised a 12 month timeframe (why do they say this when they know what their past history is?) so we thought in the beginning we could possibly be in by April / May 2010. Hey Tam What a lovely and thoughtful gift, I think that is just so beautiful - shame to be thinking about someone demolishing your house though - but I guess it is inevitable smbader - we were told we would be in by Xmas 09 also so yes I feel your pain. Now that our house is down, I feel like things will start moving, here is our wonderful porter loo.. (the shed down the back just behind the fence is where we are staying for the duration of the build!!) It is amazing what makes you get exciting. Things are progressing well for us, last Tuesday our kitchen, laundry, walk-in-pantry, walk-in-robes and linen press were all installed and by the end of the week all the cornices were done. Yesterday our tiles were delivered so hopefully the tiler will be there tomorrow. I love our kitchen it looks so good I was worried at the begining that it would be too plain but it looks great. Our tiling is now finished and the painters will start next week. Apparently this will take 2 or so weeks and then 2 weeks of plumbing and bits and pieces and it will be ours! So let's say we're about 4-5 weeks from handover today. Very happy with the tiling work and our selections were as we hoped. A little disappointed with the colour of tile we chose for the splashback (not looking a very crisp white) but it may be deceptive due to lighting or lack thereof. Entirely our fault but hubby tells me I'm nit-picking! LOVE the Essa Stone benchtops and everything appears to be 100% top notch quality-wise. Skirtings and cornices also seem to be finished to a high standard. How is everyone else going at the moment? fabes - you'd be pretty close to handover? Many a discussion later we are paying over $1000 to remove their encroachment that, had they done the right thing and got a survey when they built it, it never would have happened, so our bloody thing can start being built. I know everyone is going to say I shouldn't be paying but at the end of the day, it has been 16 months and I want my friggin house. This neighbour could drag this thing out for years. We too found that our neighbours were encroaching our land through our site survey. However, although it was by about 8cm (I think from memory), it was with a retaining wall at a length of 40m. It was too much of a hassle to fight and argue about it. We just moved our house over by that distance. We had plenty of room to spare on the other side of the house so that was ok. Of course if it impacts on your build, you will want what is rightfully yours. Fingers crossed that once you have got over this hurdle, the build itself goes really smoothly. We are waiting for the painter and the electrician. I think we are 3-4 weeks to handover, it seems like time is going so slow and it is very frustrating when no one is at the house. Fingers x things will all be finished soon. My husband and I are really happy with the quality of the work that has taken place so far. The electrican and shower screens get put in. We then have a meeting with our SS and walk through the house and tell him what we want fixed or clean, we also tell him where we want our toilet roll holders. Once this is all done then we pay our final payment and we get the keys. We have already booked the floorboards to go in on the 29 March, hope it is all ready by then. We are so close,yet still feels ages away. Love to hear peoples progress. Re: Building with Rendition Homes 139Mar 21, 2010 11:30 am We have just had out walk-through and handover is 26 March! Woo hoo!!! Can't believe we're finally close to moving in! Here's hoping the bank will have their cheque in time. A tip: Get onto the builder asap for the final invoice once the handover date is set or you'll be extremely tight with receiving a bank cheque on the handover date. Even now it's touch and go as to whether the cheque will be ready... Fingers crossed as it will really mess up our other trades, etc that are booked prior to the date we actually move in. The walk-through went smoothly. We're very particular about finishes and standards but I'm pleased to say there were really very minor repairs to be made. Rendition have done an outstanding job! The only thing that has put a dampener on the whole move is the timber floor company letting us down in a big way. We put down a deposit on our flooring back in May 2009 and have kept in touch with the company, booking in an installation date a month in advance. But they've now told us there's an Australia-wide shortage of Readyflor Spotted Gum 1 Strip flooring (not a porkie pie - I've rung many other companies) and we won't have our timber flooring for another 6-8 weeks!!! Noooooo! Many words exchanged (don't mess with a hormonal pregnant woman!) but the only conclusion we came to was to install the carpet prior to moving in and have the timber installed when it's available. Bit concerned about dust getting into the carpet but they assure us it won't be an issue (any opinions on this?). This means built-in wardrobes can be installed on top of carpet instead of 'patched' later with carpet pieces. Sad that we're going to have concrete where the timber is supposed to be but hopefully a coat of paint on the floor will seal the concrete temporarily and keep the dust down. And so ends my rant... fabes - can you believe you're so close now too?! Are all the rest of the trades/arrangements outside Rendition coming together? So much to organise! Anna1 - our house was completed in around 5.5 months from the date the slab went down, including the 3 weeks off over Christmas, so you'll be in your house before you know it! We have our walk in on Thursday morning, and have already contacted the accounts department to start processing our account, that was last Tuesday. We have so many trades booked in, we are on a very tight sechedule. If Rendition are late with the invoice it will really throw everything out. That is very frustrating about your floorboards, just when you think everything is going to plan something like that happens.
