Browse Forums Building A New House 1 Apr 30, 2009 8:44 pm Hi All, My builder might have to modify my floor plan to reduce 1 square to satisfy council requirements. I know if we increase one square to the area of the house they usually charge around 6-8k. How much credit is reasonable to expect from the builder if they reduce 1 square. They won't refund anywhere near what they'd charge to add it. I leave you to fend for yourself, figure things out yourself. Alfresco Vs bathroom for example, I'm sure you would get much more of a credit for the bathroom. In the alfresco, there are no floor coverings, there is generally no electrical allowance, no plasterboard (except to roof), less framework, etc. etc. I would be interested to hear how you go. The reduction is in the slabbed area with roof and walls.(living area) But, good thing is SC said if we don't like to proceed with the reduction they are happy to give the deposit back... If that is squares then you are getting very little back for 6.44sqm of reduced size, especially if it's an internal room rather than outdoor alfresco etc. Many of the builders charge around $800 to $1000 per sqm to add on and only credit back $300 or so per sqm to remove. This would work out approx $1900 credit for 0.7sqs.
