I have secured the land and paid the initial deposit and just waiting for an update. expecting tender meeting next week.. Is any one else building their new home in Kellyville Ridge - Sydney. would like to hear from you and the process also is anyone building House Type - Horizon from Clarendon. Thanks. Re: Anyone Building New home in Killyville Ridge. 2Apr 30, 2009 10:41 pm Hi, We will be in Kellyville Ridge, technically we are The Ponds but on the other side of our back fence is Kellyville Ridge. We are going with a private builder, we were very close to going with C/larendon but heard stories of them taking a very long time to build (over 1 year) which the sales rep advised had been true of the company in the past. He then assured me it doesnt happen anymore as they dont allow any structural variations anymore ( so we felt better) then he told us they have been very busy lately and sold 150 house in NSW in March so we should hurry up (this made us feel worse) as we would be joining the end of that queue and were considering some structural variations to meet the Ponds design guidelines. There is heaps more info on here about building with them, so run a search to see for yourself. If you dont have to worry about how long your build takes you should be OK. A few people on here building in the area have also needed a slab upgrade to H class for Kellyville Ridge but the sales rep can give you prices on that. Also consider they dont include driveway, carpet, tiles, blinds or landscaping so you will need to have the money left over to do those things before you move in. The Horizon is a nice design, we were almost going to build the Waterside which is a new one that has just been added to the website this week. Sounds like we are both up to a similar stage in the process but our land wont be registered till Aug/ Sept so we have plenty of time to finish the design and get DA approval before then. I think if we do the driveway, carpet, tiles, blinds and landscaping ourself then if it might be cheaper, what do you think. and also i believe you need to sign the building contract before you get the grant? Our land is also in the border or Killyville Ridge and Ponds. Thank you and good luck Re: Anyone Building New home in Killyville Ridge. 4May 01, 2009 6:00 pm Hi, Its usually cheaper to organise your own flooring, blinds and driveway as long as you are prepared to do all the shopping around and get the quotes etc. You just need to make sure that you keep enough in your budget for these things in most cases the banks will lend you the money for the house/ land but they dont like you to have a few extra $K for these other things. So if you need them you will have to pay it out of your own funds. If it will be a problem for you to have a spare $10- 15K to do these things when your house is finished, you might want to consider the builders that do have packages for these things. Then it can be included in the money the bank lends you. You will also need to be preapared to wait until after hand over to do these things. Some builder wont let your floor or blind people in until after they handover so that wil delay you moving in for as long as it takes to get the floors finished. Blinds and driveway you can do after you move in so its not so urgent. From what I understand to take advantage of the FHOG you need to sign a contract by the deadline. Also consider banks are taking longer than normal at the moment to approve so if you havent finalised this already you will need to ASAP otherwise your builder may be waiting for big chunks of cash to get started while technically you dont have that money yet.
