Anyone aware of this government regulation.? Ours is a single storey home and we paid our deposit more than a month ago. My land is 480 m2 and house is 31.67 squares. Anyway, my Sales person is redrawing the plan.. Let me see how it goes..Otherwise, the whole process has to begin again.... I don't know whether this is a council requirement or not. Just one of the reasons we didn't buy there. I couln't see it in my Estate guidelines though. So, i guess in my case it is a council requirement. I recalled reading it somewhere, and pulled out a copy of the WW guidelines. We've been looking at so many estates in the last few months that I couldn't remember which one it was. They are reworking on the plan now...That said, I told them if I don't like the changes they make I am going to pull-out... All councils have different meters which you can build your house from the boundary line. Eg. 2m from side and rear fence and then you have front set back. So once you take out all of this the house just may not fit on whats left. Re: Anyone aware of this? 15Apr 30, 2009 2:13 pm There's plot ratios and there's setbacks. You can be within the setbacks and still exceed the plot ratio. (I think 31.67 squares works out at about 294.2m²? So it's 61.29%? Please someone tell me if I'm right, maths is not my strong point.) I think it's disgusting that the builder didn't figure this out sooner. How sad that you thought you were on the way and now this. Re: Anyone aware of this? 17Apr 30, 2009 3:06 pm With our development its about the minimum amount of open space per allotment. Which equates to 20% or 40 square metres (which ever is greater.) But they include the following in open space, balconies, roof patios, alfrescos, pergolas, verandahs etc. I was really concerned about this when I was looking at plans, but looking at whats being built already the council is allowing huge houses on the blocks so I dont' think I need to worry, cos we can't afford a 300sqm house anyway! I have gone to their offices a few times an they're generally helpful and understanding - we did some things that people said were impossible. Changed our street number. Checkout this link http://www.wyndham.vic.gov.au/building/ ... /dwellings Some Councils control the size of developments in more than 1 way. Site Coverage and Floorspace Ratio. It appears that WCC only uses the Site Coverage Control Measure. Have a good read of it to make sure you are calculating correctly in regards to the portions of house you are allowed to disregard. SITE COVERAGE Buildings must not occupy more than 60% of an allotment. Unroofed swimming pools, unroofed terraces, unroofed patios, unroofed decks, pergolas and eaves less than 600mm in overall width may be disregarded for the purposes of calculating site coverage.
