Browse Forums Building A New House Re: Anyone aware of this? 21May 01, 2009 7:49 pm You could look at taking 20cm or so off all rooms along one side of the house- it's not enough to make much difference to the use of the room, but can add up to a reasonable amount of floor area saved. Re: Anyone aware of this? 22May 01, 2009 7:57 pm Hi Mishti We had this problem as well. We are building in Alamanda, Point Cook so the council is Wyndham Council. Our builder (CH) advised us we couldn't have the full size of the house we wanted due to the 60% rule early on in the process. The solution we were offered from the builder was to take 2 strips out of the house to reduce the size to meet this requirement. If you take 2 small strips out of the house you would not even notice the reduction in the size of the house. You will get a credit back as well! I can't remember where I heard this, it might even be overseas not Australia, and I think it was only a proposal rather than an existing regulation, but there was some sort of suggestion about limiting hard surfaces to reduce the strain on stormwater drainage, so that would apply to everything that does not absorb water. Re: Anyone aware of this? 24May 01, 2009 9:34 pm In our council (SA) hard surfaces and house cannot exceed 50% for stormwater/water table reasons and the house cannot exceed 40% so a lot of people here use permeable paving etc Wish you all the best.
