Browse Forums Building A New House 1 Apr 30, 2009 7:52 am Another one here building a duplex. We bought a 'project' 18 months ago. Renovators delight on 1300m2. Renovated house and sold late last year. Subdivided block and now building a duplex on rear block. My husband is a concretor so he has done all excavations. He is getting the footings ready today, to pour tomorrow. Brickies coming to brick up base on Tuesday, then husband will pour slab on Thursday. Now that it's finally started, it seems to be coming along quickly. We are planning on selling the units as soon as they are finished and then we will be building a new house for ourselves. The draftsman is currently doing up plans for that, so we have a lot on the go at the moment, but we like it! Although my husband says he will be glad when his part of the job is finished and he can hand it over to our builder to take over. He's still got to finish a retaing wall and fence along one side, but there's obviously no rush on that. For others building duplexes, did it take a long time to get your DA approved? We put ours in early Jan, and it took about 2.5 months. We have a private certifier for building application, so that only took 1.5 weeks. We need another DA for our new house (will have 2 houses on 8 acres) so that is why we are getting our house plans ready now so that we can get the DA in ASAP, as we anticpate another long wait. I'll be taking some pics today so will post when I have some Re: Our duplex has started... 2Apr 30, 2009 10:30 am Congrats C&D ... will be following your build. Plans?? Land Settled 27/04/09. Site Started 30/4/09. Slab poured 21/5/09. Frame up 27/5/09. Building thread : viewtopic.php?f=31&t=15699 Re: Our duplex has started... 3Apr 30, 2009 11:40 am Here is a very basic plan. It has changed a lot, the laundry is now in a laundrete cupboard inside the unit instead of in the garage, just off the dining area near the bathroom. The bathroom isn't one big room, but has a separate toilet and the kitchen extends out under the eave to make it a bit bigger, but that's a basic plan. The dividing wall runs along the wall of the garage IYKWIM The garage comes out further so that there is a little patio running across the front of the unit, and there is an alfresco right along the back too. Re: Our duplex has started... 5May 03, 2009 12:00 pm Our footings are all in now, not without drama of course, the concrete plant 'forgot' the last load of concrete. My husband was not impressed, especially as it was our sons birthday and he wanted to get home early, but anyway, they eventually brought it and they are all done, ready for the brickie on Tuesday Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11039 Give Jonathan a call.
