Browse Forums Building A New House Re: Provincial Homes 21Nov 29, 2012 7:42 pm bunny_2509 Hi We have built with Provincial nearly an year and half ago, did not had any issues while building.. but now facing lot of issues, having lot of cracks in the formal lounge and study, provincial thinks just a normal maintenance cracks doesn't see to be though.. Did anyone had these types of issues, builder said that's because house is settling down. But still very much worried Were they happy to come back and patch up the cracks? And where were these cracks? Am about to receive a tender from Provincial and am keen to hear how others went! Site costs seem reasonable so far but will let you know how that goes further down the track lol Very happy with the Sales Team compared to the other companies we dealt with as they answered every single one of my questions quickly and via email. If they are only half as good after signing they will still be better then most of the other builders we got quotes from! We are still going through the pre-build process so can't give a solid review yet but I can give you some dates: $7500 deposit paid & tender signed 19/01/2013 Revised tender signed 25/02/2013 Building Contract signed 14/03/2013 In Council 30/04/2013 Internal Colours 21/05/2013 5/06/2013 Letter from Council requiring us to raise garage 1.2 metres due to flood restrictions. Informed about this 13/06/2013. 20/06/2013 Through Council 8/7/2013 Final Contract Variations received (at 4:45PM lol) The only advise I can give is to be aware that the clock starts ticking on your contract on the date they write the tender. NOT on the date you sign! So get extended time if you can. We have been pushing them all the way and yet there is no way we're going to make it by the due date 23 June. Here they are for anyone that is interested: $1500 - Increase to base house price for going 2 weeks over the tender period* Variations at selection stage: $150 Provide glass splashback colour outside standard builder's range $210 Delete bullnose from treads of staircase (required if you don't want carpeted stairs) $680 Provide tacked skirting boards to entry, lounge and first floor for owner's flooring installed after handover $150 Provide Gainsborough single cylinder deadlock to external laundry door Council DA conditions: $880 South-eastern external side wall to the garage to be deleted with exception of any necessary brick piers; plan amendment fee; amend engineer plan (flood planning requirement) $150 Plan amendment to add a privacy screen to SW edge of alfresco (owner to complete after handover) $140 Glazing to kitchen window; plan amendment $150 External colours/finishes to be amended (the garage door colour must be changed to a dark earth tone) *We were 2 weeks over our tender expiry date despite having finance organised early and pushing at every stage. Correspondence was almost always sent just before 5PM drawing out each stage as long as possible. Probably all home builders use the same tactics so BUDGET for a price increase. My partner and I signed the tender and paid the deposit 2 weeks, they said plans would be 2 weeks and they were, we chose external colours the following day and signed off the plans and exterior colour the day after that. So far going well. We are to sign the contract in the next two weeks and then lodging plans with council. So far so good on our end. Please keep me updated! Re: Provincial Homes 28Aug 27, 2013 1:46 pm Another Update To recap our First tender and deposit was paid 19/01/2013 Final variations after contract received 8/7 Signed 12/7/2013 Still waiting on Construction Certificate and build start/finish dates. Provincial Homes Claim they didn't know that it was a council requirement for our home to be built on brick piers and so an additional lot of plans was drawn up 19/08/2013. They are now talking about adding 7K to contract price but we have nothing in writing. Can't wait to see what happens next as our home has been demolished now... Our contract had a number of days that the builder had to get started following the contract date and if that wasn't met we were entitled to money for every week they delayed or a slab didnt go down... worth pursuing. Hopefully things will start happening soon. Metroid - On our contract there was a set number of days from the date of the Construction Certificate but the time between Contract and gaining that certificate seems to be a grey area. Although our plans are only being submitted to council this week. Hopefully, it will go through smoothly and a construction certificate can be obtained without a hassle! Having said that it has been 4 weeks now and we are still waiting for them to start LOL /cry Edit. Just spoke to our construction superviser who says that the 20 days start from when documents are given to the concreters. apparently that was the 19th and so we won't see any action this week... Re: Provincial Homes 34Oct 09, 2013 2:09 pm Yeah, I am a little disappointed at the moment. At this stage it doesn't look like they will start building until the new year. Our tender expires in November which is unrealistic anyway. We haven't had any delays on our end and their time frame of how things work doesn't fit within the 6 month period anyway. Hopefully the fact we have already submitted our finance approval papers will decrease our chances on the price increase. Plans have now been in council for 3 weeks and I am checking the DA tracker every 5 minutes! We have our colour selection appointment in 2 weeks. I hate that nothing will happen until new year but I guess that is just the way it goes. I guess I should of paid more attention to what the schedule was. Please keep me updated though. They turned up at our site this morning /dance It started to rain 10 minates after they got here But the men put on rain coats and kept working so I'm pretty impressed atm Re: Provincial Homes 36Dec 05, 2013 8:32 am Quite a few of you have messaged me for updates so thought I'd do one here as well At this stage we have concrete slab for the garage (the rest will be a suspended slab) and a ton of bricks ready to go. Nothing has happened for a couple of weeks. We have been told foundation will be finished before Xmas; frame up in January; roof on in Feb. The Dulux colour consultants are awesome. If you show them the photos they should be able to figure it out for you straight away 1 1670 Ask for references and speak to them.
