Darrell wouldn't give it to us not that I pushed very hard, then about 4 weeks before it expired and council hadn't approved I sent a polite email to Provincial and said there is no way Ray and I would pay extra if they tried as when things had been sent through for us to action we had them back to Provincial the day it was sent to us so there Administration period was the reason it was late, not ours. If you look at the time line they send through of the administration stage it is hard to get done in the time frame. Especially if they are busy. We signed the tender and paid the $5k on the 30th of June last year and our plans were approved by council the first week of December. We didn't get to start building until first week of February as the Christmas break lost us about 6 weeks. Hope this helps! We are going through our preliminary plans before signing off for council, we have really enjoyed the process so far. Just wondering - for a bit further down the track - how your kitchen selections have gone? We are making a few changes to the layout and are just not sure if our provisional allowance will be enough. Hay Heavenbird, No, lucky for us, we didn't. They didn't reply to my email either. Haha. To be honest, Ray and I have been screwed around a lot over the last 2 years since the day we bought the block so I am a little bit of a ball breaker now... Kind of have to be because the things that we were mucked around with ended up costing us more money then expected. We called the site supervisor last week to try get a site inspection as we believe that one of the doors has been put in the wrong place, but apparently our site supervisor is completely booked for the next 3 weeks.. He also casually mentioned that he "JUST" got a call to say that they are out of stock of our bricks and they are 6 weeks away and he was going to call us back later in the day to let us know.. After I rang Austral to try find out how that even happens, the Rep rang me to advise they "found" some and they will be delivered today. Now I have a concern that these are bricks that have been sitting around for a while as the new ones wont be available until the 14th of May. But I guess we will see. Love that it comes standard with so many drawers! Felt sure that would be extra. Swapped round sink for a double rectanglar and was charged no extra for this. Kitchen inclusions is one area we are 110% happy with We were charged extra for bricks along the process and are a bit annoyed that they couldn't leave us with a few leftovers for a mail box or something... Maybe they needed them for your house Ash /evil grin PS Just remembered we added one little thing to kitchen. Picked a custom color splashback for $150 We could have easily spent a lot more at internal selections but had a tight budget. All we added at selection stage was a deadlock, tacked on skirting boards & deleting bullnose from stairs for our own flooring tthaat will be installed after handover. Our extra expenses were mostly due to our council beimg a pain in the butt and changes made at first draft stage. We have someone named Troy.. What are you guys doing while the house is being built? We have now paid our 2nd instalment. This is basically saying that the framework is done. Bricks were delivered on Tuesday as planned and the brick layers have been there this week. Spoke to the site supervisor this morning... Ray and I noticed a wall was in the wrong place between the ensuite and main wardrobe. Wasn't picked up by the builder and he was saying it was as per plan until this morning he said that it is wrong and when the guys come to do the eaves they will fix it and it was just measured wrong from the fabrication place... Not a big deal. He said they were delayed at other jobs with tiling or something so they a little behind where they though they would be but really not sure at this stage on a completion date. Our ballpark figure is still first or second week of July though. I asked when the best time is for an inspection and he said once the roof is on, so I think we will get a professional out with us on that visit as well. I asked the supervisor about the process after they have finished their work today to get an idea of how long before we can move in but he said that is done through the office with Kim.. Who I avoid like the plague now as the last question I asked I got a response of "I don't know why you are asking, it would of been done as per the plan." When it was something clearly not done as per plan so guess I will just hold off on asking for now. I signed revised plans and sent them through on Monday, now waiting to give external colors and sign a contract. Wished thing's moved a little quicker at times. Probably have to remind myself that I am starting from scratch again and it has been 5 weeks total since signing the new tender. Edit: Receieved my adjusted tender and final plans today. Still waiting for a few things to be done before they're ready for inspector. This week our internal wiring was done, framework for the roof over garage and our ductwork. I ordered all our floor coverings this week as we're doing them after handover. Now have a zillion light fittings to research, window coverings and external stairs(we're doing our own) Getting excited now!! Re: Provincial Homes 97May 10, 2014 10:39 pm Hey yes it was a long time between council approval and construction certificate. There was some reason for it. Provincial missed that our house had to be on open brick piers and plans had to be redrawn. We have a difficult site due to being in a 1 in 100 year flood zone and had to build up 1.6 meters. Many of the home world builders probably wouldn't have touched our site! Has taken a while but we are getting there - gyprock competed today! Had a private inspection done and they only found two minor things. A bit of plaster on the fence (lol) and some damp on a couple of the upstairs windows (it poured all weekend before the roof went on and easily fixed) PS So it's a bit early to give a review yet but so far we would say Yes they could have been faster with some of the paperwork stages and they could have told us to knock our house down a few months later as they weren't ready in July - but the quality of the build is worth the wait Re: Provincial Homes 98May 12, 2014 9:33 am Good morning Everyone. So far I am pretty sure our house is on track. The earth works started the first week of Feb and today the roof tiles should be delivered. When I first spoke to our Supervisor he said that once the roof is on it takes about 7 weeks for the house to be done so I would say considering we have 8 - 9 weeks left of the contract that they are pretty much on track. The administration period for us was stretched out. I don't know if that is the normal but it was 6 months, and then we had another 6 weeks because of the Christmas break. Literally worst time ever to want to start building. The contract for us was a little crazy. I asked Darrell before the meeting if I could have a copy to read and have someone else look over and his response was "it is better that the contract doesn't leave". And then they give you a copy straight away once you've signed it. I think it is pretty straight forward in the building world. Its their association one and all contracts have loop holes. They leave you in the room for a little and you can go through it and write down any questions you may have. I asked to extend the tender period which was shot down. Kifaya and I are both pretty close in stages, I am roughly, 3 or 4 weeks behind them at the moment, we both have different supervisors but both are overall pretty happy. We are also getting a private inspection done, I think mine is happening on Friday this week or Monday next week (depending on how quick the roof is on). I will give an idea of how this goes. My partner and I do have some minor issues that we aren't happy with but it is really hard when you look at things and no one is there to really it to you and its not finished so we are keeping an open mind and trust that the guy doing our inspection will pick up anything that is wrong... I would hope so anyway considering its $695. All I can say is, don't think you are the exception. Ray and I did.. Thinking about how quick it was going to move and bla bla. Really, imagine the worst case possible. It is better to be surprised then let down. kifaya!!! Any spare gyprock?? Send the tradies to my house would you?? Thanks guys, so nice to have people to bounce off I don't think I'm that far ahead, i'll be signing contracts tomorrow and then should be on to progressing to a build stage. I'm hoping it doesn't get too drawn out through approvals and all of that, but I'm just going with the flow. My experience so far has been very positive. I have found the sales team to be pretty good, and communication has never been an issue. Contract signing shouldn't be an issue, it's a standard contract and I did get it to read in advance (not my exact one, but I did get a copy). The modifications made to it were reasonable. I wouldn't worry too much about contract signing, just make sure your plans are exactly as you want them. Fingers crossed the quality of the home is good and we get some decent tradesmen. Keep in mind, that Provincial has been around for a long time. They have built a lot of houses from what I have seen and searched. They wouldn't be in business as long as they are if they were doing something wrong. Re: Provincial Homes 100May 14, 2014 8:09 pm Congrats Kavehman on your signing! Did it all go as expected? We are signing on Monday. We are building only a few suburbs away from you. Are you using the NSW housing code or going through council? Unfortunately we need to go through council so it may be a long & painful wait, but hopefully will get through with no major issues! And I agree - my experience with Provincial to now has been very positive too and I have seen them do a build in my area a few years back and the owners are still very happy with it.
