Having never lived on tank water before any idears of capacity I may need also advice on septic systems would be of help any other advice would be welcome Hi H&JR, We looked into building on a property that did not have power near the building site. Your pricing will probably depend on your state, and you should look at the powercore website. Give them a call and they will direct you to a form that you need to send away to get a quot on conntection. My memory is a little sketchy on our pricing but I do know that in our case Powercore where making us supply our own pole too - which means they are our responsibility and if anything happens there is no phone number to call and complain to. You have to get onto your own sparky to fix any dramas. Have a chat to powercore though and see what they say. It might not be too bad! We are building in a rural area just west of warrnambool and have been getting some quotes on septic systems. For a standard system we have been looking at around $5000 installed so thats equipment, excavation the lot. If your council or local CMA requite you to have a certain type of system to protect the enviroment surrounding you, the price will head north. As far as tanks go I am a little cloudy on that one too. We are currently investigating what we will need so any advice I get Ill be sure to pass on! You will also need to provide the builders with a small tank and pump for their clean up and bricklaying. Best of luck with your building adventure! We haven't even begun but its still so exciting!!! No not a sea change a tree change Hellman109 and I hope the services will come in at much under 100k pinkfairymagic or my budget will explode Re: Need advice Starting from scratch on rural land 6Apr 29, 2009 10:52 pm I looked into it a long time ago and everyones blocks are different. It all depends how far they need to run cable, where the closest elec pole is etc etc, it's def' not cheap, but you may get some change out of the $100k I wish you all the best, it varies sooooo much! Re: Need advice Starting from scratch on rural land 7Apr 30, 2009 8:34 am Hi guys Congratulations with your purchase. Got a couple of prices for you but they might differ per state So far we needed Tree removal (13 trees) + preperation driveway (200 meters long) and shed slab preparation on 5 acres of farmland with 106 mature trees (Scribbly Gum, Blood Wood) by a bulldozer $3 K, Later an exavator has been in to remove another 16 trees for the house site for $1K. This was a bargain as our neighbour has a pipeline company and had a couple of machine doing nothing at that moment. Normally $150/hr for a 23 tonne exavator + $400 transport costs. Black water treatment plant (Septic not allowed) costs 12 - 17 K. We purchased a Water Tech system (sandfilter and therefor sub-surface disposal area) for 12K in 2008 . Water Council says at least 60.000 liter for 4-bedroom house + 5000 liter tank for shed or DAM in case of fire. We are having 3 x 23,000 liter concrete In-ground tanks for $93000 + about 2300K to get them in the ground. Build on site tanks are more expansive $12 K + 2K for exavating and gravel. Luckily the block has a beautiful old farm dam. Electricity Electricity Pole $600 + one phase 2500K for connection to shed (110 meters) by sparky. We did all the trenching ourselves otherwise $85/hour by Sparky for trenching. Shed 12 x 16 x 4 meters four bay colorbond shed + extra concrete around the slab was about 50K in 2008 + about 3K for plumbing. Concrete $40-60/m2 in QLD. Slimline colorbond 3000 liter water tank on 2 meters high steel stand about 3 K. Hope this helps. Our builder has quoted $6000 for the septic and $10,000 if we go for a waste water treatment instead. We factored in the cost of the annual fees with the wastewater traetment system and it will end up costing around $800-$1000/year over 10 years (factoring in the intial cost upgrade and the fact that the local council will charge an annual fee!), whereas if we go with septic and install a grey water system the annual cost becomes negligible. We are installing a 10,000 (37,500l)and a 5,000 (18,500l) gallon tank. Anyhow........ Septic tank around 8k for standard tank and leech drains, (installed) around 10-12k, (installed) if you need one of the more efficient kinds ermmm ATU i think its called, you need these if you are even remotely uphill from a water way or water collection area, (ie on an aquafar < however you spell it) You need to contact your shire to see what the town planning in your area states, it will say exactly which units are acceptable and usually who will supply them. water tank minimum i think per year is 120 thousand litres, what i done was looked at the total area of house roof multiplied that by average rain fall in the area per m2 and you get your average L per year to your tank. Now find average water usage, (google it) and see if you have excess or a short fall. Excess = good shortfall = buy water in or you'll need a bore. You need to contact your shire to see what the town planning in your area states re water tanks different areas have different requirments. Power for us is getting laid underground and I think is costing about 3-4K from menory including the service trench and refilling, if you have the phone get that put through at the same time. From memory if you live more than 100m from your boundry you need power poles installed every X meters. You can apply to your council to get your envelope moved nearer the power source if you want to but tell them its for whatever environmental reason you can think of. Clearing less trees for your envelope is a good one I havent heard of the substation thingy but maybe its because we are only 40m from an existing power line? * for town planning info look on your shire website of just call the planning department they will tell you. Thats what they are paid for Generally, the texture that you listed will have a 2mm size stone chip in it which is dragged with float to give the lines Any patch work needs to be 2mm less than face… 2 1822 Hi Renee, Boundaries in NSW are generally shown on Deposited Plans.
