(the scaffolding has been removed so we assumed they'd finished insulating???) OMG it's MASSIVE it makes me feel like we bought a sardine can to put our house on - I'd love all that space! The big rain happened 2 weeks ago now and still no slab or any further action. We've been told this week but I have little faith anything will happen. Has Plantation made any mistakes/errors that you've had to correct them on? The only major thing was the batter slope at the back. I've found that everything I've questioned has come back with a "within normal tolerances" response. Have you spoken to your CSA? We found that waiting for the slab took ages as they kept telling me the ground wasn't dry enough. We've been concerned that our roof hasn't been tiled and wondered if our frame passed it's inspection - I asked but Pl@ntation didn't have the info back yet (apparently). The thing that concerns me is the number of houses each SS is expected to look after and get onsite to in 4 days a week (they spend all day wed in the office). Yep we are having the Miller facade.. really liked the Stella but couldnt justify the price that went with it Re: 78XTC's Empire -air con, electricals & plumbing 96Jun 04, 2009 7:59 am well our air con people installed our rough in yesterday - they only seemed to put things in the roof and we thought that getting downstairs done would've been the most important? Anyway, the plumber and electrician has also been - I'm a bit annoyed as I asked our SS if we could speak to the electrician before he did his work as i had a few questions and wanted to see if he could move a point for us.. oh well... we discovered a few doh! moments - we put a few light switches in bad places! You dont realise until you can walk through and touch things... we also made an impulse decision to put two lights on the wall behind our bed for reading (one on each side) but I now regret this as I think it will date and I haven't been able to find any lights I like So not sure what to do now.... It might be hard to read but it basically says that electrical cables cannot come within 25mm of a water service hot or cold and something about a compliance cert for testing of the rough in? Re: 78XTC's Empire-air con,electricals & a defect notice! 3.6.09 97Jun 04, 2009 3:50 pm well I just found out our frame didnt pass it's inspection Now I know why the roof tiles haven't been put on the garage and alfresco... labour shortage my @ss The writing on the inspection notice is just about illegible but from what I can gather they need to supply a form 16 as the wall bracing was covered in ply so it couldnt be inspected. They also need to install 'transfer blocks' above the entry as the walls didnt have any and are meant to have them. They also need to provide evidence of what's being used for the other post on our entry i.e brick or metal pier. This was the response I got from our CSA (with my comments in red): I have just received the notice (of course they did! funny how the inspection was done a week ago but they dont receive the docs until 40 mins after I email them) and its only minor stuff and yes it is normal , the main one was because A--- had the house wrapped to keep some weather out (of course it ONLY happened because our SS was trying to help US out...) and because of that the ply bracing had been papered over and certifier couldn’t check that it had been done, the Form 16 is signed by the carpenter to say that it has been done properly and then sent back to the Certifier , everything else on there has been fixed and signed off by A--- once I get the Certifier approval back ( which is also a Form 16) I’ll send you the copy. Don’t panic (yeah ok no worries), this is all part of the building process and sometimes minor things just don’t get done before the Certifier gets there that’s all. I'm not buying that for a second thanks very much) The Council picked up the plumbing/electrical and CPI picked up the frame when they came for the inspection... The thing is... CPI is a private arm of the council and P. pay them to do all their house inspections. So my line of thinking is that if CPI do all of their houses perhaps they become used to ordinary work? As opposed to a private, independant inspector who doesn't give a crap who has built the house?! JMO.... Re: 78XTC's Empire-air con,electricals & a defect notice! 3.6.09 100Jun 05, 2009 2:54 pm I spoke to Adam today 78xtc as we met him onsite, and he mentioned that Plantation hire the people at http://www.handovers.com/ to inspect the place twice during construction. You as the client also get to see their report and if it was fixed or not before handaover. I'm guessing their reason for the defect kinda makes sense? I know council comes out and slaps their stickers on everything during construction so maybe they did just come early and as things were delayed by the rain it wasn't ready in time? Who knows though Adam was definately sympathetic to the concerns some people have, but he really does seem easy going and willing to do whatever he can. He just managed to save us a fair bit on a few extra things we wanted as well so big props to him as he really goes out of his way to do what the client asks/wants.
