Browse Forums Building A New House Re: P class site and H class soil site cost? 21Nov 19, 2009 9:30 pm Should have done a pre purchase soil test. Check your Sect. 32 for the fine print about soil. I dont know they had to compact it. You may have a problem getting them back to do it. Good luck with it & let us know what happens Cheers KW............... “It's just as unpleasant to get more than you bargain for as to get less” George Bernard Shaw. Re: P class site and H class soil site cost? 22Nov 24, 2009 9:38 am I agree I should have tested - just wish I knew about this then! Anyways PEET said they have compacted but have just not done the test! Hope that's true. Builder has advised us to carry out a DCP test.... waiting for results... Will keep you posted. Re: P class site and H class soil site cost? 23Nov 26, 2009 4:29 pm I'm also building with Henley and i'm at Tender stage. They initially used V.H.D to to soil tests and came back with P(M)2.0 and asked for compaction reports. The property is on engineered compacted fill. When I submitted the report to Henley, they came back saying that there is no change and i'm still being charged over 4K for a P class (rigid) slab. Our neighbours have M class raft slabs. I'm getting the feeling that i'm about to be over-charged for this slab. Anyone else care to comment? Building in the Maples, Laurimar. I'm getting the feeling that i'm about to be over-charged for this slab. My advise is comparisons with neighbours are only a rough indications. There can be large variances between adjacent blocks. (our site costs were 3 times higher than our neighbours due to fill on our lot). I do not know how Henley operate however my builder (who is a large project builder) outsource the foundation design to an engineering firm. If they are making the determination that the slab is required even with the compaction report, then it is required. All up about 9K of site costs so not really complaining. 5 doors up another soil report from a different team came to "M" class site, good to go with a bit of a site scraping. Re: P class site and H class soil site cost? 26Nov 30, 2009 1:02 pm JJ305 Well we got the call back from the builder and lucky we were on there case about the above. They called up the engineering company and spoke with them and the soil tests were correct. It was the ESTIMATOR that got it wrong!!! Just imagine if we didn't say anything they would of continued to charge us the full amount keep your eyes peeled. We would have payed about 10k plus more on other things that H3nley were charging us for that I found out about including (not limited to) - A charge for ceilings heights to be raised from 2430 to 2740 - despite the ceilings we were getting were standard at 2590 (therefore we should only pay the difference between 2590 and 2740) - A charge for an above door highlight - despite this being included in our tender docs - A charge for relocating our hot water service - because the builder planned on placing the hot water service on our back yard wall, the furthest possible place from any hot water source?!!! - A charge for changing bricks, although H3nley was forcing us to change them because they decided to no longer stock the brick we chose. - A charge for a side treatment in the home to meet developer guidelines despite the fact that our tender stated H3nley would pay the costs to meet ALL developer guidelines... etc etc... Just be wary, I think they're a ******* bunch - on the plus side, our home looks great.... We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37866 PM me your email. I have a build excavation calculator you can use based on your plans to double check what your builder is telling you. Cheers Simeon 1 10374 I don’t think so as the floor area over 300 square meters then it is class 3…. 12 18058 |
