I was becoming quite the regular visitor to our local display homes In the end, i just worked out who gave the best price for what i wanted. I do love the house, but they have stuff all 'good' inclusions and once I added on the high ceilings, square basins etc it came in over budget So I've taken that and 2 other plans that I like to QH and they are going to draw up a plan to see if I like it, along with a price. So I may end up with my own design hehe My budget is a little tight I guess compared to a lot. Fortunately, my BF is tagging along to all my appointments and is preventing me from making really bad choices. Nevertheless, this is my own purchase and my BF will be my tenant. I have blown my budget, I wanted to keep it under $300k but have hit around $308K. I had the builder include a massive room that added about $12.5K. So that's what pushed me over budget. Not to mention, I don't have cooling, need fencing.. ummm landscaping. Oh and I want flyscreens. All these things I will do separately, so it's not part of the loan. I haven't read the full thread, so I don't know if anyone mentioned this: make sure you are aware of all restrictions in the area you are building. I am building in Mernda, and I have to have high ceilings, a particular garage door, coloured driveway, a bloody 2m+ tree in my front yard.. etc... Some of these I got as inclusions.. but not all of them!! Anyway, go with your gut feeling.. check out as many builders as you need to. It's your money!!! Contracted completion date 24 July 2010. I think it is. They have drawn up 3 plans so far and not charged me anything, so for that I'm grateful. I'm getting a 27.30sq home (total), 3 bed + study, driveways, carpets, tiles, 2700 high celings, colourbond roof, extra cavity doors, heating, cooling for $210k. But I know I'll want extra powerpoints so thats going to up my cost, plus then I'll need fencing and a path out the back and landscaping too. I only get approx 18sq for my price. It all sounds good to me. I hope someone else jumps in and gives their 2c worth cos I haven't looked around that much to be giving advice. Don't know if I will do a blog. This whole blog thing is new to me. And I am the type of person who will start something and not finish it. I chose this company cos they sat down and helped me find something within my budget. Another, just said our cheapest is this and that's that. Another company, didn't give me the time of day.. I wanted to slap that sales rep. I had an appointment with him and when I got there, he didn't even know who I was or why I was there. Plus he was busy with other clients (double booked??) Re: Any single people doing the build on your own?? 69May 17, 2009 2:05 pm hi helloween, you can say names,just chuck in a * or use @ for the a and you'll be right do you have a floor plan etc we can check out? as a comparison to your pricing, when i my budget was a little bit smaller i looked at 15 square 3 bed bath house by gj gardner - the price i was given for this was $157,000.00 - this included h class site costs, no cut or fill, tiles to living etc and carpet to beds, fly screens, 6 metre setback concrete driveway and path to front door and 2 x split system air cons. so in comparison, 18 squares for your $157,000.00 sounds pretty good i have gone with a 22 square 3 bed 2 bath house with coral homes - this is costing me $191,000.00, however includes m class site costs, 600mm cut and fill, 10,000L water tank, tiles to living etc, silver range carpet to media and three beds, security screens, exposed ag driveway with 6 metre setback, upgraded kitchen, 3 x 5 under roof alfresco, full render to WHOLE house, 1200mm wide glass panel front door, coffered ceiling to entry, caesarstone benchtops, 25 degree roof pitch and electrical extras. i will pay for the air con out of my pocket... obviously some of these items are covenant requirements (roof pitch & render) however all in all i think i have a good deal - and if the val comes in low (as a lot of them are lately ) i also have things that i am prepared to remove if absolutely necessary...if it comes to that i will cry though...lots 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: Any single people doing the build on your own?? 70May 18, 2009 9:42 am Oh well in that case. Simonds.. I am building with those who are incompetent It's the Auburn 1600.. didn't pick it for it's looks. So you can see it on the Simonds website, I just added a massive room on the back 3m x 7.68m. I get $20k worth of stuff for $4k (so they tell me). This includes: 900mm SS cooker, 900mm SS canopy rangehood, 2590mm ceiling hieght, carpet, tiles, sectional lift-up garage, driveway, Caesarstone benchtop and double cylinder deadbolt to front door. The final price has fixed site costs and partial render to the front. I really don't want any rendering but it's in the MCP. Oh and colour to the driveway No A/c for me I have never lived with it... So I will definately put one in ASAP!! It's got a wall heater, how lame is that? I'm currently packing up my apartment to go and live with my parents for the first time since I was 17 in an effort to try and save some money to pay for the myriad of fees, taxes and increases in site costs that seem to appear every time I talk to someone else. I am going through another stage at the moment. This one is "Should I really build...or should I buy one already built". So I went online shopping tonight, which I probably shouldn't have done. And I found a house slightly smaller than mine, but on a bigger lot which is just up the road from me and roughly $30k less than what I'll be paying to build. I just wish I hadn't signed all the papers now. Otherwise I think I'd pull out I've also been considering an apartment in the city.
