Browse Forums Building A New House 1 Apr 27, 2009 1:34 pm As a guide to the approximate cost of building a new home, I am looking for any information on the estimated building cost per square metre (or building square) for good quality residential building in outer-East Melbourne on a concrete slab. Site costs can be ignored for the moment. Thanks. Re: Cost per square for residential building in Melbourne. 2Apr 27, 2009 1:56 pm Our house is costing a little over $7,300 per square. That's with a few extras so I think that the price is quite reasonable. I would be interested to see what other people are paying. Site costs can be ignored for the moment. Thanks. I should have added that we will be using a individual builder, not a volume one. Thanks to those who have already replied. Re: Cost per square for residential building in Melbourne. 5Apr 27, 2009 2:54 pm adams I should have added that we will be using a individual builder, not a volume one. Add ~30% to volume builder prices... Ours is ~$7500psm, and that includes all flooring, driveway, alfresco, etc. with a volume builder Re: Cost per square for residential building in Melbourne. 7Apr 28, 2009 10:33 am sparkle Ignoring sie costs ours is just over $7000 including most things will be doing evap coolng and dowlights after handover. We are building with DFH. Who are you building with GSK We're building with Inspired Homes (smallish builder that does around 5 houses a month) The cost of the house is a tad over 300k. That's for a 41sq house with all the mod cons and quite a few upgrades. I think the base price on our 41sq house was 241k which we thought was quite competitive (plus we had the freedom to chop and change pretty much what ever we wanted to) Our house thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=18335 Re: Cost per square for residential building in Melbourne. 8Apr 28, 2009 11:30 am Mines around $10,500 for an custom builder to my design. Thats including all the works though - P class slab, granite benches, all flooring, downlights, higher ceilings throughout, ducted vacumn, delonghi appliances, double glazed awning windows etc. Building Upside down house in Wantirna VIC Current Stage: Procrastination... it's just all too hard.... I think the base price on our 41sq house was 241k which we thought was quite competitive (plus we had the freedom to chop and change pretty much what ever we wanted to) Thats a very cheap price on the base. We are going through a private builder and he is charging us $8k per square plus a few extras. By the end of it we will probably look at $10k per square for the house, that includes solid hardwood flooring, carpets, tiles, 9ft ceeiling, 10ft entry, ducted refrigerated cooling, roughly 60 downlights, Highland kitchen 900mm cooktop, 600mm oven, rangehood and dishwasher, fireplace. So quite a lot to the house. Also our house is 31 squares. Re: Cost per square for residential building in Melbourne. 10Apr 28, 2009 3:26 pm Ours is $7080 per square and this excludes the site costs, building with PD. Estimation after everything would be $6900 (inc sidecost) Final stage Re: Cost per square for residential building in Melbourne. 12Apr 28, 2009 5:49 pm Ours comes to a tad under 7k. This includes all variations, site costs, flooring, decking, driveway and pathways around perimeter. This is for a 45 square house (including garage and alfresco or 36 sq just living). Re: Cost per square for residential building in Melbourne. 13Apr 28, 2009 6:04 pm Yup I am seeing the same for a custom build, about 11K to 12K (imperial Square) with a reasonable finish etc. Hi Lam and ozkarnak, if your comfortable, can you PM or post who you used and the quality. I am about to go to tender in the next few weeks and would like some builders details. Thanks ! Steveo * Are we there yet ? Demolition has come and gone ! yippeeee..hang on that was months ago !! come on Mr Builder, dig a hole at least Finaly ! Hole Dug ! well done darren 20/06/2010. Slab is down ! Framing is complete 20/10/2010 we are progressing like a snail on heat - excited and determined but very very slow Steveo Re: Cost per square for residential building in Melbourne. 14Apr 28, 2009 7:30 pm I think the price per square goes up quite a bit for double story - or so we've been told Base price was just over $7k per square. Will have to see where it ends but I suspect it'll go over $9k. Trying this building gig one more time. Re: Cost per square for residential building in Melbourne. 15Apr 29, 2009 10:14 am Steveo - Wow, 11-12k per square? We've chosen quite a few upgrades and haven't really left out anything significant. What sort of upgrades/features are you having to get the cost up so high? Double story? Our house thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=18335 Re: Cost per square for residential building in Melbourne. 17Apr 29, 2009 10:56 am borg 7500psm thats expesive perhaps you mean 7500 per (imperial) square ahh yeah per imperial square. As in ~240m2 and 24sq or something... But as I said, thats including allot of stuff other people need to add later (like carpets, front garden, dishwasher, larger stove, driveway, etc.) Re: Cost per square for residential building in Melbourne. 18Apr 29, 2009 12:25 pm GSK Steveo - Wow, 11-12k per square? Yup, trying to get it down to $10K, the $11K to $12K was the indicative rate. Our house block is only 13metres wide, and being in the bayside area means that the Bayside regs kills our chances of using a volume builders home - hence going for custom build. Yup its double storey also. * Are we there yet ? Demolition has come and gone ! yippeeee..hang on that was months ago !! come on Mr Builder, dig a hole at least Finaly !
