Already pulled the carpet and tiling back outta contract (so much cheaper to get down afterwards) and seriously thinking the same for the render at 20k it's starting to get expensive. Will post more as we get more news. It sounds as though we are entering the home building market with M at similar stages! It will be great to see how one another travels through the process - a bit of a VIC vs QLD competition lol. We took out the render and have decided to do that after handover too - almost halved the price of having the whole place rendered. We are also looking at taking out tiles and carpet but have left them there untill we get to Studio M. I had heard you get a voucher for Beaumont tiles in VICCO, and thats how you choose your tiles. I have also heard that you can generally get a better quality carpet for the same price as what M will charge you if you get it done after handover. May I ask - have you gone straight to contract with your pricing? As we are in the race for the FHOG we have opted to select out Studio M upgrades and pay for the upfont, so as our contract can be written right away, and hopefully we returned to us CORRECT and within 4 weeks haha...Ill keep my fingers crossed on this one! Anyway, congratulations again, I cant wait to watch your progress!!!! Such an exciting time. We ended up keeping the render in. Could have to it a lot cheaper but figured our motivation afterwards would be non-existant and we'd never actually do it. We've taken surface/storm water, security screens, tiles and carpet out of contract. Found carpet and tiling places very willing to slash prices on these atm. For the carpet it seemed that Studio M price was the same as retail...and you can def. get cheaper than retail. For the tiles, the ones we wanted for the main floor were on a ridiculous special which we wouldn't have gotten through studio M so bought them ourselves..plus as they are rectified 600 porcelain it's MUCH cheaper to get a seperate tiler to lay them for you. We signed up for the soil test in late feb and have been getting prices back on additions/variations since then so hopefully our prelim will be as close as possible to final price. We don't get FHOG so not such a rush for us. Keep me posted on how you progress. I love your kitchen and wet area selections. When I was with M3tricon I was going to use that Caeserstone for my bench. Love it! Your externals I'm not so sure about. You seem to have a lot going on and heaps and heaps of different colourbond colours. You've got Evening Haze, Ironstone, Paperbark and Bushland, then black windows. That's 5 colours not including the brick. Bushland and Evening Haze have a bit of green in them, not sure how they'd go with Ironstone which is quite blue. I'd streamline it a little bit. If you are having black windows, I'd go for Monument guttering and fascia instead of Ironstone, it's still dark but it will match your windows rather than introducing another colour. And maybe your cladding and your roof could be the same colour? Either both the Evening Haze or both Bushland? And the downpipes I'd match to one of the colours you are already using rather than introducing a different colour. Or you could do the guttering Monument to match the windows and the fascia and downpipes the same colour as the roof and cladding? There's heaps of different combos, but I'd try to limit it to 3 colours max including the window colour rather than 5. Probably best to get Michelle's ideas, or ask d@n to photoshop your facade for you with your selections because I'm just guessing. If you can get it photoshopped, it's a big help! Your plan is great! I love the Liberty, it's so spacious! I leave you to fend for yourself, figure things out yourself. Good suggestion on the guttering...black or same as roof might be good...i'm useless with colours. Wanted the downpipe the same colour as the house as the whole house is rendered. We managed to pick all standard tiles (for wet areas only) and just upgraded the corners on the baths / shower niche and upgraded the soap holder.
