Browse Forums Building A New House 1 Apr 25, 2009 6:07 pm G'Day all. (First post ever and looking for advice). We have purchased a large block (5ac) to build a home big enough to contain four young children (3 boys) and give us some space. We have spent a great deal of time looking at display homes, home shows and tralling the web but cant find any plans (5 bed rooms) that suits a large block and wouldnt look like a pimple on a pumpkin. Ie Homestead style. Everything seams to be designed for small suburban blocks. As a result we have made up our own Mud map of a floor plan with all the dimensions worked out. What we cant get our head around is verandas and room line. We also want to know if were in the ball park of our budget. So far we have had different advice re engaging an architect, draftsman or a registered builder. At the end of the day we know what we would like to build and how it should look, and dont want to spend a whole lot on consultants fees. Thus any advice re the next step would be greatly appreciated. Cheers Mallouby Re: Building for 1st time on Acreage in the country. Need Ad 2Apr 25, 2009 7:03 pm Hi mallouby1
Whereabouts are you building??? We're in WA and are also building on 5 acres. Like you we want the traditional homestead house and had trouble finding plans - had to go into every display home and ask if they built rural(usually told no) and then if they did, if they had any country style plans. Of course if the ones that had plans in our price range don't have display homes of them, so I have to visualise it, which is not my strong point. The other thing we looked into was kit-homes, especially the ones that would build to lock-up as our building skills are zip Re: Building for 1st time on Acreage in the country. Need Advice 3Apr 25, 2009 7:35 pm I would suggest looking at kit homes as well. You can get some really nice ones. You can also get internal lining kits as well if you want it past lockup. Google kit homes. Re: Building for 1st time on Acreage in the country. Need Advice 4Apr 25, 2009 9:13 pm Maybe check out The Durack (or the Durack Heritage or other models) from Rural Building Co (WA Country Builders). We're building the latter (the heritage is basically a smaller version of the Durack). You could always turn the Study into a 5th bedroom. It does depend on your budget too though. Here is my progress thread, should be finished at the end of May or some time in June at this stage! http://forum.homeone.com.au/viewtopic.php?f=31&t=6379&start=200 Here is "my" floorplan.... Also JG King, GJ Gardner and National Builders all have homestead style plans that they will modify according to what you want. Re: Building for 1st time on Acreage in the country. Need Advice 7Apr 26, 2009 8:56 pm Yeah, I'd suggest the M's Denver 43... And instead of the "leasure" room, you can make it the 5th bedroom... Seen this done a few times on the Denver... Electrical Engineer... Don't hold that against me... And keen owner builder... Mainly the building part!! Re: Building for 1st time on Acreage in the country. Cheers Mallouby Please add up the other acreage costs for Removal Trees, Fencing, Driveway, Treatment Plant, Water Tanks, Electricity (Property Pole), cabelling and hire of heavy equipment, etc., Mallouby. We are in the middle of building on 5 acres in SE QLD. Good luck Re: Building for 1st time on Acreage in the country. Need Advice 9Apr 27, 2009 9:48 pm Thanks everyone for the great feedback. I had listed you all individually, but was called away for other duties and the web site timed out. Anyway to cut what was my long story short, we are building in the North East of Victoria - Wangaratta. The block is on the edge of town and very lucky to be on town water (yeah i know) cleared, good fences etc. We have made contact with a few of the companies sudgested (thankyou) and are meeting a few this week. We are looking at similar sized houses to a mud map we drew up just to see if we are in the ball park. If so we may go down the line of a small local builder and turn the mud map into a reality. Any one have experience doing this? See attached IMG 1 for email.jpg Anyway let the fun begin!!!
