Browse Forums Building A New House 1 Apr 24, 2009 12:44 am Hi all Im thinking of 450mm eaves all round the house. They dont seem to be as popular on houses now, why? Whats the main advantage of them, is it keeping the sun out? Do they suit 9' ceiling more than lower 8" 2.4m. I feel they could block some of the natural light, what do you think? I was thinking that they could help vent the roof, by having air vents under them, is this possible? Lets know if your having eaves and why? Re: Eaves, whats the advantages & disadvantage of them? 2Apr 24, 2009 8:41 am King willy, there are multitudes of threads on eaves , very controversial topic it has been on here Personally I think houses look and function much better with eaves, we have eaves all around our house, 9 ft ceilings, except the front which has a bullnose verandah. They certainly will not block the light but will reduce heat and direct glare, amazes me when I see eaveless houses in hot areas like Adelaide and house is faceing west Re: Eaves, whats the advantages & disadvantage of them? 3Apr 24, 2009 9:08 am Benefit of eaves 1) Summer shading of north facing windows 2) Keep rain off top of brickwork, which can result in darkening due to sharp "rain line" 3) If your gutters overflow, water doesn't potentially end up in your wall or running along the outside of it (again staining areas) Disadvantages 1) Cost more. Appearance is left to the eyes of the beholder. I think eaved houses look beter then eavless. There are so many topics on here that it's easy to miss some. Eaves are awesome. They block summer sun, shade the bricks preventing heat build up, let in winter sun - which enters at a lower angle, keep out the rain (mostly), and look great. As well as the other things the others have mentioned. The only reason people build houses without them is that they are cutting costs. But is it realy saving money if you then need to use the air con more? I think Not. Re: Eaves, whats the advantages & disadvantage of them? 6Apr 24, 2009 10:07 am search.php?keywords=eaves&terms=all&author=&sc=1&sf=titleonly&sk=t&sd=d&sr=topics&st=0&ch=300&t=0&submit=Search Carmel - it's not that we don't like answering questions. But some topics seriously get brought up week after week. That quick search alone brought up 16 previous topics on eaves. Some things are worth waiting for. Re: Eaves, whats the advantages & disadvantage of them? 7Apr 24, 2009 10:12 am Carmel The only reason people build houses without them is that they are cutting costs. But is it realy saving money if you then need to use the air con more? I think Not. That's a big assumption. I'm pretty sure the people building 50, 60 and 70sq houses in my estate can afford them if they wanted them. They don't suit all architectural styles. This is something I posted in another thread a while ago.... and I still think it's true. I actually have no issue with eaves. I just think a lot of people misunderstand them. If they're being put on because they look good, yep they do. But if people are adding them (at considerable cost) because they believe they will block the sun... they are to a certain extent kidding themselves. Eaves to the north, yep they will block the summer sun and let in the winter sun... if they are well designed. That's a big if. Eaves to the east and west.... not going to do jack.... for the majority of the day other than what the roof would be doing anyway. And I stand by my belief that the money the eaves cost can be better spent on other shading devices that will effectively shade the low eastern and western sun. Eaves for south are completely useless..... We will have eaves to the front (north). For the sides I will invest in appropriate plants for the western side of the house (this is our site cut side so we may do eaves down this side, the plants up on the bank and the eaves should work because of the cut) If there was no cut and embankment, I'd prefer something more permanent and effective (shutters). The east and south we won't add them.... we have two alfrescos on the east side and I want light getting in the southern windows. My point is that a lot of people are adding eaves all round thinking they are the be all and end all of their shading problems. They can be effective if designed and implemented appropriately. But I still believe a combination of eaves for some areas (where they will actually be effective,) and other shading options (plants, permemanent external shading etc) is the most effective way to provide correct shading. Promoting eaves all round for aesthetic reasons, absolutely! Promoting them all round as the solution to shading and effective design, is irresponsible. They are part of effective design.... nothing more. I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: Eaves, whats the advantages & disadvantage of them? 8Apr 24, 2009 11:52 am I'm building a cheap home, with a small budget. I was given a "$13,000 bonus" which could be used for specific things only. My salesman included a garage door upgrade (from manual standard roller door to a remote controlled sectional panel door), and a poor-quality dishwasher. Those two upgrades were the equivalent price of the 450mm eaves upgrade ($2,100) - so I swapped to that instead. I couldn't factor in a higher ceiling though - I'll be stuck with the 8' ceiling. It's a good thing I'm short! I do think the eaves will help out a bit, particularly in summer, though I too will be installing additional shade over particular windows for additional cooling (and also an evaporative air conditioner when a sale is on!). I'm doing a tradional façade, so the eaves are definitely suitable for my design... And definitely worth it for me. Honestly though, if I couldn't get it as part of the "free" bonus, I wouldn't have gotten them, only a small amount of my house will be facing north (it's mostly east/west), and I'd just use more permanent window shading. Re: Eaves, whats the advantages & disadvantage of them? 9Apr 24, 2009 12:42 pm Thanks people for the helpful comments. Kyton sorry pal, I will ask the questions I want. By the way if you found the question about the eaves so boring why did you relpy x 2. And by the way who is "we". Kind Regards to all. Re: Eaves, whats the advantages & disadvantage of them? 10Apr 24, 2009 12:49 pm Well I can tell you we have NO eaves..anywhere on our house. Yes that's right. We won't be building a single one! We'll be having toned windows to help with the sun/heat control (don't know how that will help out in winter though... hmmm.. ) Re: Eaves, whats the advantages & disadvantage of them? 11Apr 24, 2009 1:32 pm King willy Kyton sorry pal, I will ask the questions I want Ooooooookkkkkkk Why the attitude? Not in any of our discussions with builders or through looking at hundreds of displays did they come up? Maybe it's my age, are they on older houses only? King Willy (The Real King) King Willy - yes you can ask all the questions you want however don't be surprised when it is stated that this thread gets asked over and over again. When you have been on here for a while you too will start to when you see the same question asked over and over. A while ago it was discussed that the search function be used prior to posting. Stops a lot of duplicate threads. So you can go back to your attitude now....... Some things are worth waiting for. Re: Eaves, whats the advantages & disadvantage of them? 15Apr 24, 2009 3:26 pm The other problem that arises with multiple threads on the same topic is that the information gets diluted. By that I mean that the really great posts by the super knowledgeable are scattered across many different threads and it can be hard to find the info when you search. I've found this with porcelain tiles... Craig (Grout Perfect) has posted some absolutely awesome stuff, really great info..... but it's hard to find because it's in bits and pieces in all different threads and it's hard to find a couple of his great full of info posts cos I don't know where the hell they are. There's a million different threads asking basically the same questions about tiles and it's hard to find where Craig has posted. That's just one example. So the more threads on the same thing.... the harder it is to search effectively..... and the more repetiive threads get started.... and on it goes. Terrence Malick Re: Eaves, whats the advantages & disadvantage of them? 16Apr 24, 2009 4:00 pm We are another one who is building without eaves. The front faces south so doesn't need them and the facade looks better without them anyway. On our west side is the alfresco and we are also having a pergola that runs the whole width of the house so no need for them there either. On the east side we have bedrooms and bathrooms, so we have made some of the windows only 700 high and will use block out blinds there. On the north side (which is the back of the house) we are having roller shutters and thinking about the ones with slats that rotate so we can angle them according to whether we want the sun coming in or not. We saw them at the homeshow and thought what a fantastic idea they were Blog: http://bluemistkids.blogspot.com "Never be afraid to try something new.
