Browse Forums Building A New House 1 Apr 21, 2009 10:32 pm Hi All! I have a quick query for the experts out there. Since our previous house and land purchase fell through thanks to valuations we are now looking at vacant land - we still want to build the same house (now the Queenstown 30, Hayman 29 is gone now ). I have been roughly siting the house on various blocks and we have a few that we like the look of. The one attached in particular. The setback rules are: - Dwelling to be setback a minimum of 4.5m - Portico can extended into minimum set back by 1.5m - Garage must be set back a minimum of 5.5m - Must be a minimum of 1m from ONE side boundry. Please have a look at my attached image I just want to make sure I am not missing anything. No more Hayman? /quote] The valuation on our house and land we had came through too far below cost so we couldn't build it. PD have stopped building the Hayman design now so we need to look at the Queenstown. Re: Setback Query 5Apr 24, 2009 11:02 am Hello again! Glad to see you have found your ideal block! Well, looks like it fits in perfectly! If you dont mind to be so close to your neighbour, that's fine. I can't see any problem with it. Oh.. just one thing, if you're thinking of installing rain water tank, maybe it's a good idea to have the space a bit wider, so you can put all other unsightly items at that wall too, like hot water tank..etc. SO when you need to fix something down the track, it has enough space for you to work there. Re: Setback Query 6Apr 24, 2009 12:42 pm Sorry if this is abit off topic, but were you going for a house and land package at marriott waters? Did you get undervalued? If so, can I ask by how much? The siting of the house seems fine to me. It's quite unusal that they let you sit the house 1m away from the fence. Most places its either 1.2m or 1.5m Idiots are fun, that's why there is one in every village! - Dr. House - Hi All, see above image.
