Browse Forums Building A New House 1 Apr 21, 2009 8:21 pm Hi All, After almost a year of planning / searching etc. I am hopeful that we will soon be building our house - I was told we will have developer approval by the end of the week. I have been told we then have to get a building permit...from a private builing surveyor....just wondering does anyone have any idea how long I can expect this to take?? Also how long after all of the admin stuff was complete did your builders start working on site? Cheers Bec Re: Building permit??? 2Apr 21, 2009 9:03 pm Hi Bec, From what i heard obtaining a building permit from a private building surveyor usually takes less time than the council. One of the big builders out there who use private building surveyors said they can obtain a building permit within 24 hours! We received our building permit on the 6th of April (from council though) and it took a week. I had the same question as you a few weeks ago, it felt like the admin work just wouldnt finish and work would never start. Again based on what i was told usually it takes 2-3 weeks after obtaining the building permit for work to start, so that they put orders in for things etc. According to my builder they should start this week, will be calling him tomorrow to confirm. If private building surveyor is quicker then why don't they all do that? Is it more expensive to obtain through private building surveyor or something? No idea regarding cost I was simply informed by my builder that they would go to a private surveyor so as it would be quicker. Re: Building permit??? 7Apr 21, 2009 10:21 pm I dont know if its different in VIC but in QLD private certifiers (surveyors) are the ones responsible for ensuring everything is in place. ie. insurance, engineering, covenant approvals, energy efficiency assessments etc. and the council is really only involved to approve setbacks and plumbing / drainage. The certifiers issue the DA, not the council. Re: Building permit??? 12May 31, 2009 2:29 pm wake_me Development approval, same thing as a building permit. It's not the same thing in Victoria. Everyone needs a building permit before construction can commence. Not everyone needs a DA. A DA here is Developer approval (or Design Approval) and only applies where the property is within an estate that's subject to design guidelines. That would be most new estates, but not older established areas. Builders take care of the building permit application, and they may also deal with the DA, but some don't. Cheers Bec Hi Bec, depending on what State and Shire you are in will govern the process (and paperwork) required to build a house. Each Council has documentation controling developments of dwellings and each Council handle Development Applications differently. Best to familairise yourself with your local council's deveopment controls so you know what's required for your location. All the best Leonard. It is sent to you because the plumbing application is made in your name (dont know why ) This is just one of the many things the certifier needs to see before he gives the decision notice (final approval). The best person to contact re where you are at would be the certifier, however i don't know if your builder would want you contacting them directly. It will most likely take a few more weeks. Have you got a set back relaxation to have approved? If so, add a few more weeks for that as well. Re: Building permit??? 18Jun 01, 2009 8:24 am i certainly didnt get excited about paying a stack of cash for an empty block of land, for some reason ipswich is way more expensive than brissy.... no relaxations as yet, but there is a sewer line highlighted at the back in addition to the storm water easement and this is where i wanted my shed, so i have to try and work through that now, bloody easements.... My builder emailed me to say that he has the approvals and that this meant they can site start soon... without any further details.
