Even though I prefer the bathroom being closer to the bedrooms, I would switch it with the laundry so that you have a blank wall ahead of you rather than having to remember to close the laundry door all the time. The other thing I would move is the kitchen sink to near the window. I would prefer to have a straight run of bench top next to the meals area. Nearly forgot to ask are you going to put another vanity in the main bathroom? It would be better if somebody is there doing their teeth and somebody else wants to wash their hands after going to the loo. Good luck and don't forget to post the final plan!! Another thing that you should consider is the layout of the laundry - current door is right in the middle of the laundry wall. Looks touch and go whether you have enough space to put in a broom cupboard on either side of the door. I also agree with klscomps about the sink on the breakfast bar. Yes, I know lots of people on this forum do it, but I prefer the sink away from the breakfast bar, and it looks like you can. Unless you have a specific reason for it, I also question the tiny nook in Bed 3. Maybe make Beds 3 and 4 that 200mm bigger? or WIR 200mm smaller? Consider putting ensuite toilet on the opposite wall (and moving door closer to WIR). That way, the open space (on the far side of the vanity) will be on the near side of the vanity - more visible, not hidden so to speak. One other small issue - if possible, make the ensuite door in line with the WIR door (currently about 300mm offset). Re kitchen, I'd have the sink under the window too and nothing on the outward bench but that's just me, haveing the sink on the bench is much more popular now, so its fine as is. Where will the cars be parked? i.e(How will you get shopping into the kitchen easily?) Move the kitchen sink to the window, and make that bench a breakfast bar.... Angle the WIP door at 45 degrees, as you'll loose too much space at 90... Perhaps a vanity in the bathroom... What's all the storage about in the rumpus media and family room... I'd prefer to see a double door unit in from the rumpus... If you want storage in the media room, I'd suggest building 2 750 wide voids into the back wall... This then will give you more options to put media gear, and will also give you a central point for your TV/projector... Ensuite just doesn't look right.. Not sure what it is, but something a bit hotch potch about it... Definetly not user friendly... Make the door into the master bedroom a 920 wide door, or even a cavity out of Bed 2's wall... Another cavity slider into the WIR... And line up the ensuite door with the WIR door... Is there a shower in the ensuite? I'd put some 600 louvres at the end of the hall central in the master bedroom to get breeze through the house... Perhaps a cavity slider for the rumpus room door... Cavity sliders into the media room.. Nice wide 920's.... Perhaps some doors from the entrance hall into the rumpus room? Again double cavity sliders? That will then give people who enter a direction to move towards.... They will enter and see the kitchen area etc.... I'd swap the laundry and bathroom around so your not entering straight into the laundry... Why are some sliding doors and others french? I'd go for consistency... Electrical Engineer... Don't hold that against me... And keen owner builder... Mainly the building part!! Re: Latest floor plans for Mt Barker build - ranch style 6Apr 21, 2009 9:21 am This is so interesting reading everyone suggesting the kitchen sink go under the window - on other threads I have been way out-voted when I say I favour that in preference to sinks on island type benches I also notice most kitchens these days do not have raised breakfast bars, I certainly like them, added one to our kitchen, but this too seems to be a minority opinion now.
