Browse Forums Building A New House 1 Apr 20, 2009 1:59 pm I'm building with Henley and thinking about using colourbond for the roof instead of tiles. I'm pretty sure tiles come standard and colourbond is an upgrade. Does anyone - especially if you're building with Henley - know aproximately how much the upgrade cost is? Re: what is the cost of a colourbond roof instead of tiles? 2Apr 20, 2009 2:01 pm Haven't got a cost Beebie cos I'm not allowed to have colorbond in my estate. But just make sure you factor in the cost of sarking. It's a good idea with colorbond. Henley may well immediately add the sarking.... but just check. I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: what is the cost of a colourbond roof instead of tiles? 3Apr 20, 2009 2:10 pm Henley dont add sarking as standard. Colorbond was about 8 grand for us on a 40 sq house and then we added sarking on top of that. However its noted that we need a guardrail due to the roof pitch so maybe that would make it more expensive. We were going to have to upgrade to terracotta tiles anyway, so the price of colorbond was pretty similar. Re: what is the cost of a colourbond roof instead of tiles? 4Apr 20, 2009 2:26 pm jo - see my total ignorance come out here: what is sarking? ari - did the sarking a lot more on top of the colourbond? .... i'm starting to think that maybe colourbond is a good investement - it doesn't really need any upkeep whereas tiles can slip or crack or be damaged in storms.... plus, i like the sound of rain on a tin roof! Re: what is the cost of a colourbond roof instead of tiles? 5Apr 20, 2009 2:40 pm Beebie, I'm with you there about the rain on a tin roof. We are getting our colorbond roof installed as we speak. We are building with NBG and part of the bonus offer when we signed was either colorbond or tiles so I am not really sure of the prices or the price difference. I have been told that colorbond is dearer though. Re: what is the cost of a colourbond roof instead of tiles? 6Apr 20, 2009 3:26 pm It was approx $4000 to do our house, 34.5 sq. Not sure if that incuded sarking though. Did anyone answer your question about sarking? it's the aluminum type wrap that they use on the walls and under the roof, it acts as a weatherproof barrier. Re: what is the cost of a colourbond roof instead of tiles? 8Apr 20, 2009 6:56 pm We are also waiting for our colorbond roof (and the whole tender) pricing, it has been verbally suggested to us that it will cost approx $8k for a 31sq house. Hope the sarking don't cost that much extra on top! Do you need that sound insulation layer (I've read about on here can't remember what it is called) on top of the sarking. Does anyone know if Henley (in Vic) will duct the rangehood & bathroom fans by default if you have a colorbond roof. If they don't this will mean more cost Re: what is the cost of a colourbond roof instead of tiles? 9Apr 20, 2009 7:01 pm rough estimate from plantation for 34sq (2 storey) was $2500 for sarking and $3,000-ish for colourbond. decided I needed TW-3000 instead ’’Quondo Omni Flunkus Mortati ’’ If the women don't find you handsome, they should at least find you handy. I don't know if this includes sarking but I'm now going to go and check with my builder! My tac-home-ter: Been in 8 months! Re: what is the cost of a colourbond roof instead of tiles? 12Apr 20, 2009 10:24 pm Plus there's the security factor with colourbond. It can be scarily easy to remove tiles on some places if someone really wants access to your house! We got offered colourbond, which we were very happy about! Our blog: http://20percenthouse.blogspot.com/ Re: what is the cost of a colourbond roof instead of tiles? 13Apr 20, 2009 10:49 pm We are getting tiles but our house will be two storey so security shouldnt be an issue. We've always liked tiles better and think they look more expensive and classy. But of course not everyone will agree. Re: what is the cost of a colourbond roof instead of tiles? 14Apr 20, 2009 10:52 pm fruitty Do you need that sound insulation layer (I've read about on here can't remember what it is called) on top of the sarking. Try Bradford Anticon insulation. Great for sound reduction. Re: what is the cost of a colourbond roof instead of tiles? 15Apr 20, 2009 10:58 pm We were originally going with colorbond, but it would cost a lot extra to get the Basix certificate, so we just went with tiles. Otherwise we would have needed to upgrade insulation, windows and all sorts of stuff. Judie Re: what is the cost of a colourbond roof instead of tiles? 16Apr 20, 2009 11:13 pm depending on the builder of course but colourbond roofs will generally cost around about $10 - 15 per square meter instead of tiles most builders will also upgrade your fascia, gutter and downpipes (if it is not already upgraded/included) to colourbond, and include it in that price. Re: what is the cost of a colourbond roof instead of tiles? 17Apr 21, 2009 12:15 am ive spent the last 3 hours on here as we need to decide by tomorrow whether to go tile or colorbond! i was %90 convinced on tile but that was for the classy look! we would have to pay extra for bristle clay and it would be black so hot. so i think ive conviced hubby to go for colorbond for practicality. our builder charges the same price. Do people recommend sarking? never heard of it. dont mind about noise but will it keep heat out? DH really wants tiles, so I think we'll probably end up going with that - there's too much stacked up in favour of them: he wants them, they're included in our price, they'll give the house a more modern look (on our style of house)...
