Today I was told by a steel frame company that the trusses are double $$$ what they would be with a steel roof. So there you go. Also, the footings probably need to be stronger/deeper to support the weight of the trusses/tiles. The thing is, with volume builders the assumption is that the client will use tiles (if they are standard) so this will be factored into the base price. This part won't alter price wise to go to colorbond generally speaking. They'll just sting for the colorbond and the sarking. Except for some builders that offer colorbond as a standard alternative to tiles. I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: what is the cost of a colourbond roof instead of tiles? 24Apr 21, 2009 6:13 pm ladsos - no the tiles we would get (the one my DH wants) come standard with our base price - they are concrete I think, but we like the look of them. it's so lucky when you actually like the things that come standard (unike our bricks - we like the most expensive ones! getting there - as jo said the base price of my house (and all the houses with henley) includes concrete tiling for roofs and so structurally the house is already planned to take this weight etc. there seems to be a lot of variation between builders about which type of roof is standard and what you pay extra for. For us, we pay nothing more to have category 1 tiles for our roof (which are the concrete ones) then can upgrade to terracotta or to colourbond. The price for the upgraded roofs would include any structural changes that needed to be done - but it sounds like the concrete tiles are the heaviest so no changes would ned to be made for anything else. For the record we were not offered Colorbond as standard, but when we asked the price we were told "no extra" but the sarking blanket would cost approx $2500. I'm especially interested in Judie's comment that obtaining a BASIX certificate may be more problematic with Colorbond. Hope the sarking don't cost that much extra on top! Do you need that sound insulation layer (I've read about on here can't remember what it is called) on top of the sarking. Does anyone know if Henley (in Vic) will duct the rangehood & bathroom fans by default if you have a colorbond roof. If they don't this will mean more cost Building Monetary 383 with HENLEY.. Cheers We are building the Sierra. $7k - $8k we can probably live with but the extra for sarking As other said the roof structure has already been design for tile so there won't be a problem with it. In fact the builders should lower it design and pass on the cost saving to us. Re: what is the cost of a colourbond roof instead of tiles? 28Apr 22, 2009 8:30 am it's annoying that they charge extra for colourbond at all. it doesnt sound like its intrinsically more expensive. still can't complain, a lot of other things come standard with henley that others charge extra for and vice versa. that's why its so hard to compare where the best value is when you start looking. No sure yet what that price includes. Have to say though I love the sound of rain on a colorbond roof!
