However, we couldn't afford all that so what things/extras do you think are a necessity? What things could you save money of if your source them yourselves? We want Ducted aircon Bi-folding doors to alfresco and bigger alfresco Insulation/sound proofing to living room Sliding doors to living room and office/study Pathway around the house Downlighting in some parts of the house Is is cheaper to go with the house builder or source our own, what is your experiences with this? Re: What extras to include, what to source yourself cost wise? 2Apr 18, 2009 1:25 pm hi ozzybird, hope all went well with the developer and your corner block ...soooo.... - ducted aircon - i'm not getting ducted, but from what i was told by my sales consultant, coral uses good air cons, but they are expensive. one good thing about coral is that they do allow external tradies on site during the build, so i am having 1 or 2 split systems installed by someone else. - bifold doors - any sort of doors i would have installed by the builder (whether they are sliding bifold stacker etc) as it would just be such a pain in the a*** to have this done by someone else. when i upgraded some of my sliding doors corals prices were very reaosnable, bifold doors are always expensive though - bigger alfesco - are you having an under roof? i am waiting on my tender to come back with the final price for my 3 x 5 under roof, however from what i can figure coral seems to charge around $500 pm2 - and you can't really have this done by someone else as it's under roof my quote for a 3.5 x 5 pergola from stratco was only $2600.00, and the under roof will cost at least $7000.00, however being on a corner block i don't want to have a peice of white colorbond hanging on my roof for everyone to see - if i wasn't on a corner block i wouldn't care, but my alfesco will be very visible from the road (as yours may be) and under roof could be the better option for you. sliding doors - as above, get coral to do them, upgrade prices are quite reasonable (only $111.00 to change my normal sliding door to a 3m wide OXXO door) pathway around house - i am having my driveway and paths done by an external company aswell, coral charges through the roof and my sales consultant gave me the card of a company she used when she built - there prices (about a month ago when i first rang) were $55.00 pm2 for concrete & $60 - $65 pm2 for exposed agg. much better than corals price as they do any extra concreting the same class as the slab because they have to offer the warranty on it...i can pm you their details if you need them. downlighting - i'm not sure about this one - my brother is a sparky, and could get the downlights at trade prices, however i only want 3 downlights in my kitchen, 4 in my media room and 4 for my alfresco - i think i'll only save about $400 or so if i don't get coral to install the downlights, so not sure what to do... hope this helps!!! 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: What extras to include, what to source yourself cost wise? 3Apr 18, 2009 2:07 pm o yeah, forgot about the soundproofing - coral lets you do this yourself as you get a construction key, seakyl built with coral in maryborough and she bought her soundproofing from bunnings (16 batts for $69 i think ) 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 The DIY project can be broken into two major steps.
