Browse Forums Building A New House 1 Apr 17, 2009 3:09 pm Hi All, Finally we have our 'First' Color appointment booked for the 25/Apr. We will also have our Tender presentation on the same afternoon. Other then seeing few display home, have no idea what to expect in the color/ and tender meetings.. Also any recommendations re what we should be doing in preparation for these meetings.. Also any do's / dont's recommendations we should be aware of during the meetings ?? Thanks for your help in advance. I would say that is a must, so you are not overwhelmed by all the selections you have to make. Do you know what look you're going for , and the various elements (laminexes, colours, door handles, roof tiles, bricks, etc,etc,etc) you like from the displays? With tender, I would say just take your time and go through every little detail very carefully - don't let them rush you, and don't sign anything unless you're satisfied it's right! Good luck! I suggest you do this also as 3 hours with the colour consultant is not alot, we were there on the sunday for 3 hours then our appointment for just on 2 hours.... With tender our presenter was very thorough and went through things step by step bit by bit if you are unsure ask the question straight away dont wait till the end or you may forget.... Oh and our tender presenter also pointed out one or two things we could change for nothing which we didn't know were options ie making a broom space in the cupboard in the laundry etc.... What I could suggest you is : 1. to have a look at the display room, in order to grab some idea . And keep in mind that the display is display, which means they are used in upgrade materials , not standard , apart from door handle ?~I think.. So , if your pocket is not that tight, to choose something closed to the display is the safety way and good for resale value . 2. for tender, I have to say , you must keep your eye open widely on RENDER - I personally think it is very tricky part and you have to consider your developer's requirement, builder's requirement on facade etc etc....Meanwhile, if you change some construction , make sure that your color/ele consultant be aware of that since they just have a standard plan.......whatelse, GOOD LUCK!!! I know it may be very taxing, but I tell myself, if I can build another house, I will take my time and get several tenders from different builders before deciding. Each tender should include everything that is not already included in the basic house price and pay attention to those "TBD" items, such as site costs etc. If you need to apply for a developer permit, is it possible that your house design does not satisfy the developer's requirements as you may later need to change the design of your house or add things that you do not wish. This will also incur additional costs. Ask about the builder's flexibility towards changes and how they manage changes. Try to understand what kind of things the builder provide and check if you like them. You can go as detail as to know the kind of doors, door locks, tiles, carpet etc and if you like it. We find it helpful actually to visit the supplier shops itself to find out the things available that we can change or upgrade. The suppliers are familiar with the materials the builders used and can provide a different viewpoint. We also learned quite a lot about products, even the terms. Maybe by imagining your lifestyle and your needs in the new house will help you to know what you may require in the end product. Re: Any mentor around ?? 6Apr 18, 2009 9:46 pm Hi DARING2Build, I'd recommend visiting the showroom first, even watching other couples go through the process. Hen...y gave us a sheet with the various upgrade and option costs on it, so that we were able to see if particular upgrades were within our budget before the colour selection process. We also made our major selections beforehand, such as the bricks we wanted, so that we were able to contact the brickmaker for addresses of houses built in the same brick so we could see what colours had been chosen for tiles, doors, facia, etc, and see if we liked them. That gave a much better idea than putting the small samples together in the showroom. And never forget that you need to live in the houses, not the people who are guiding you through the colour selection. We were aware that the more 'fashionable' the selections made, the more the house will appear to be a child of its time in the future. We had also had many years of experience renting houses that has allowed us to build up a bank of what's good and what to avoid that we were able to call on. Good luck. It should be one of the fun parts of the whole process.
