We have never thought of a buying a block and building before but we just cannot seem to find a house we like. My husband want to be able to have access from both sides but I do have my reservations about a corner block, anyone else brought a corner block? After taking a look at some show homes we fell in love with the Coral Hamilton 278. How long should it take to secure the land once we put down a deposit? Anything we should look out for? I guess that would depend on what stage the land is at. If it's registered & ready to go - you could ask for a fairly quick settlement (2 weeks or so - depending on both solicitors). ozzybird After taking a look at some show homes we fell in love with the Coral Hamilton 278. I lived on one for 18 years (about 1200m2), my dad still lives there. We never had any issues really. It's good as you can have two accesses. We live on a ~500m2 corner at the moment in a quiet area but its annoying as the house is close to the road. So you can hear cars and see people walking past. We couldn't believe it when By Design (were doing a few houses down the road from us) decided to park their vehicles in the middle of our front lawns! The RE agent would've had a fit if they saw that. Naturally we complained to BY Design HQ. Anything we should look out for? Hi Ozzybird, Welcome to the forum. Our land took over 10 months from when we first put down the deposit to when we could settle on it. As LostCause has said check and see if it's registered already. If it isn't, buckle up, you could be in for a long and frustrating wait. We were told to expect settlement to happen 'very soon' every month or 2 and it just kept getting delayed again and again. It was so hard to make plans for other things in our life while that was all going on. It has been really hard for me because of the effect it's had on so many other things in life that have been effected by it being up in the air for so long. I'm still very angry about it and wouldn't ever buy unregistered land again unless I had all the time in the world to wait for it. If the land is registered, I think it would probably only take a couple of weeks, but it depends where they're up to. Then you need to wait for council. That's fun too We're building the Heron with Coral too and have been really happy with everything so far. I have put a contract on a beautiful rectangular 20 x 40 corner block at fernvale - and no, i was not looking for a corner block specifcally, however this was the only block left that was suitable for the house i had chosen & the size yard i wanted... so i don't see anything wrong with corner blocks...just like any blocks there are pros and cons... things to consider are is the block a nice shape, how much slope is there, is it an elevated block (mine is, i must have short person syndrome cuz i like it being higher than everyone elses! ) if it's the right block for you you'll know... coral - thus far everything seems to be going good, but wait til i get my tender letter then ask me again.. 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: 909m2 block on hold, wanting to build Coral Hamilton 278 6Apr 17, 2009 2:01 pm like Jellylegs, we waited 10 months from deposit to settlement. The block is naturally flatish, the builder thinks it will only need a cut and fill of about 700ml but we will wait to see what the soil test come back as. It is at the back of an estate and will sit next to the acreage blocks which have not been released yet. We also negotiated a $4000 reduction because we said that the land would cost too much, what with the covenants and how much it will cost us to fence. So the guy said he will reduce by $40000 to help pay for the fencing!! Mmm need to see that in writing first before I totally believe him. Lets see what they say to us today, fingers crossed! You are looking at a 909m2 block which is quite large; corner blocks are often larger- our old one was same length as neighbouring houses but had extra width. Back access was definetly a bonus, we had higher fences along the street side for privacy and had no issues at all. Our new block is not a corner but is the last one before the corner and there is a side lane so public can walk past the side of our house but again, we have higher fences, I like lanes as they give back access, our shed roller door opens to gates at the back, handy for trailer etc. We live in a quiet area, small side steets tucked awaay from main roads so I dont expect any problems here either. yes it does, you've just not understood it. theres a difference. 4 5332 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
