There are quite a few HBC homes so we will be watchin their progress with interest I will be making some calls this weekend to get quotes for the other half of our drive-way and cross-over. I thought it was a good idea to know a ball-park figure before we went to Prestart and signed up with HBC to do it. Finance was required for our land TODAY so hopefully the approval letter arrived at the land agents office. Settlement is due on or before May 22nd We have the loan documents, but are still waiting on some other paperwork and then we will be signing our life away!! I am ready for a glass of wine now and a good night's sleep!! I'm so excited for you! I am awaiting finance approval and they added my extra spending from prestart onto my loan amount (sent in an addition to Keystart) so hopefully it all comes back within a week or so! I had a $2000 allowance for prestart but the council wanted a $1600 security deposit for crossover (!!!) so I was down to $400 when I arrived at prestart! (Check this if you are in the Town of Kwinana, which you might be Kirsada??) And then I spent about $5000 more at prestart But money well spend I believe - I am so happy with all my selections! But will soon! No, they don't do it. It's so they make sure YOU do it properly. $1600 security deposit but you get it back at handover from the council if crossover is done correctly. I think it's $100 for the inspector to come out from the council to check. You get the $1600 back but not the $100. Ask about sub base to your crossover. I have to pay an extra $436 for sub base to my crossover too, as the council either "highly recommends" or "requires" it. I'm not sure cause I chose to do it anyway and pay it just to be safe. It is another layer under the bricks of the crossover to help stop them moving around. Some councils want it, others don't, but it's not standard so you should check on that! Anyway, I better be getting a damn good bit of brick (that's not officially on my land!) because I'm paying $2000 for it! My tac-home-ter: Been in 8 months! It is for water and sewerage for next month...interesting. Not sure what it means. Maybe a supply charge? Building isn't meant to start until August... I rang the paver place on the weekend to get a very rough idea how much it would cost to finish our driveway (about 45m2). They said $3000 for supply and install, so if HBC can beat that then we will go with them. The paperwork for the loan stuff is piling up. Interestingly the letter from the broker said (in bold) that we needed insurance before settlement. I didn't think it sounded right, you can't insure land. Anyway, rang the broker who apologised that it should of come on a different letter once we had a house! He explained we dont and they were just idiots(ofcourse they didnt use that terminology) Our bill in dec 08 for our water was $50 something bucks.. i was like why? we have just bought this land.. some ** buggers must be stealing it but just got a notice bill(cant remember what they called it but its just kind of like a statement) and at the moment its only for 12 bucks from dec to april. Think ill get my bill end of may.
