Spoke to builder today, our land doesnt title until july / august and we need contracts signed by june. We have got them to agree to fixing site costs, they say they dont normally do this, but have come back and said they will fix at $6,800 (not including any rock removal). Its for Tarneit Gardens (Stage 13A Leakes rd), Tarneit. Are we on the right track here, or are they charging too much? They said its a bit more than usual because our land has a fair bit of fill. No idea personally, so would really appreciate any tips. Thanks in advance, Brian. Re: Fixed site costs - Is this reasonable? 2Apr 15, 2009 7:56 pm It sounds reasonable to me, however i wouldn't both fixing unless they include rock removal. We payed just under 10k for fixed site costs, including rock removal and estate covenants and everything pretty much. Turns out ours is a H class slab and requires a bit more then the normal M class and we also have a few costly estate covenants. I'm happy with the amount I paid. Land is not settled yet hoping it will be by the time we sign contracts or at least have site costs by the time we sign. So, are you able to work around the 10 day clause. You are reading it as 10 days or 10 business days to get the 5 grand back? What does your conveyancer say about it? We read it as 10 days ill find out from the sales rep this weekend. No way unless you have over 500mm fall on your land. most builder will over allow in their fixed estimates and thats ok as they have to allow for things like rock slab upgrade above & beyond "H" class even if theirs only a small chance you may need it. answer this question once costruction starts can you afford to pay an additional bill of $10,000 if not that the chance you are taking. this is an area where most builders make up for any discounts/ promo's they are running. Should I believe them and choose fixed site cost? Here is what he said... " now we can offer fixed site costs, if the actual costs come lower, m3tr1c0n will refund you the balance, if higher, we will pay it, not you. So you get total peace of mind " Any experience ?
