I even assured him that if it didnt look good that we could always sell it... ). But he was completely won-over when the electrician installed the light and turned it on....hehe...he agrees that it suits the stairs landing area beautifully.... I hope it was more an occasion (and a good one at that!) than mine was! Good on you for not settling an uncompleted house at Handover....though alot of progress can happen in a week so try not to stress too much I'm pretty confident everything will be done in time for ours...and if not we won't delay handover. I have plenty of trust and faith in our builder that they won't suddenly go missing once they have the final cheque. Upon our arrival, we found the water meter tap broken in the Off position i.e. there is no way to check the water pressure, water drainage or the suspected leak in the guest bedroom. In addition to the items listed in my previous post, the external garage door needs to be replaced due to acid damage from cleaning the bricks, spa is quite scratched up & needs to be professionally polished or replaced (the wrapper it comes in was removed too early), high moisture levels were recorded in the guest bathroom wall. That said we were glad to note that the builder had taken the initiative in replacing the architraves & door. Now all that is needed is to leave the tap on fully for an hour to check for water leaks. This will be done after City West replaces the broken meter tap which the builder believes will be done by Wednesday. It wasn't really a PCI (we didnt sign off on anything) however, we were pleased that as we proceeded with a walk through the builder took the initiative to note of all defects he found while he stuck yellow stickers. The builder isconfident of completing all outstanding works in time for handover on 2.10.09. However, we are relived that we havent given notice to the rental agent. Final Inspect proceeded with the inspection and provided us with the report today (Sunday) which we have sent to the builder. Once the builder advises that all defects corrected & missing items have been installed, a second walkthrough will be scheduled. To be honest, this entire process has been extremely tiring (emotionally) and we can't wait for all of this to be settled. Although PCI wasn't at all what we expected, we are happy to know that most of the items listed are minor and can be corrected quite quickly. At this point in time, all eyes are on the guestbathroom. Like you say, at least most of the things can be rectified pretty easily, however I will cross fingers for you about testing for a water leak...Think it's time to bake another cake masterpiece to take your mind off things and help you to relax. I lodged the fault of the broken spindle yesterday morning and at 6.30pm yesterday evening, the spindle was fixed and the City West Water Contractor even left me a phone message letting me know he had fixed it and included his mobile number in case I have any further issues. Now that's what I call service! Dh dropped by the house yesterday and the plumber was there fitting the rain water tank and the last of his plumbing works. The water pressure was on at full blast and by the tender mercies of Jesus there was no leak !!!! I couldn't believe my ears. Dh pressed his ear against the wall and couldnt hear any dripping. To recap, when we first walked in to the flood in the guest bathroom a couple of weeks ago, we could hear steady dripping through the walls. Upon closing off the mains, the dripping slowed and then stopped. So now to have the mains open and hear no dripping and no water flowing out the walls is a huge relief! To be on the safe side, we have left the mains open on full and dh went by again this morning i.e. 24 hours later. And we are pleased to report, there is no sign of any water leak or dripping. I am not sure if the builder got it fixed or if it was just a simple blunder of not securing the cap that goes over the showerhead area (before the showerware is installed) which resulted in the water leaking through the unsecured cap within the plaster walls. Either way, I have left a message for the building inspector to hear his views on it. In the meantime, we are pleased to say that the plumber came by and connected the rainbank kit and rain water tank, gas water heater, and the second external tap at the back. All plumbing works have now been completed by Gods grace. I have sent an email to the building inspector just in case): Paint touch-ups still required in the top left area (below the top window on the left) and the flashing still needs to be replaced/realligned: As we have advised the builder that we only want to do a walkthrough once all items listed on the building inspector's report has been done the second walkthrough has been postphoned. We prefer it this way rather than getting our hopes up each time to have them dashed when nothing much has been done. Dh does go by everyday to have a look at the progress so & so far the traidies have been chugging along. Will keep you all updated! However, as of now, the shelves, mirrors & shower screens from stegbar are yet to be delivered which is appaling seeing that all appliances which are due to be installed after handover have already been delivered...patience is a game we are playing at the moment. Handover is due for friday. Me dont think it will be happening this week....perhaps next week? Painters are at the house today finishing up the paint touchups.
