Well PCI was done on Tuesday and there is a bit to do. \ Can I just say, thank goodness for our building inspector. He did an inspection at the same time and picked up so many things that we missed. One of the major ones is the difference in brick colour between the ground floor and the first floor - noticeable from the back. I've been trying to convince my husband of this for ages but he kept saying, no it's the shadow from the eaves. At least now I don't feel like I'm seeing things! There are a few paint fix-ups (the laundry door only has one coat of paint!), weep holes need to be cleaned out and on the balcony, tiles almost completed cover up the weep holes, some of the downpipes are not connected properly to the stormwater, and for me, worst of all, there is a chip in my brand new island benchtop. Our SS said they will try to buff it out but if they can't, the benchtop will need to be replaced. He estimated the other work to take around 2 weeks so hopefully the benchtop can be fixed as I imagine replacing it will take ages and I really just want the whole thing to be over. So now we're trying to connect power because Sentinel can't install any of the things we ordered through them until power is connected. Called Energy Australia who sent me forms and said, get your electrician to quote. Called SS who says, no we don't do that. Got referred to the Masterton electrician who quoted for installing metering as well. Except that at electricals we specifically upgraded our meters which Masterton is meant to install. CC says yes electrician can fill in the form for you. Fine, except the actual job at the Masterton end isn't finished. You'd think that with the number of houses they've built, they would have a settled process for these things, or at least be able to give clear information about how the process works. I work for a large company where the focus is constantly on how to make things clearer and easier for the customer. We don't always get it right, but we keep trying. So I find this all very frustrating. Oh Lizzy, its one of my main complaints - there should be set procedures for these things. Surely they cant change that much? Would streamline things so much and elimate unnecessary frustration!! Thanks for all your info, its so helpful to us ! We have also booked, good to hear that he picks up on so much. Our SS had almost pre-warned us that its the "inspectors job to find faults, and that it doesnt necessarily mean that they are not within the tolerences".... mmmmmmph!! Interested to see how they are going to fix the brick colour - is rendering an option? Goodness, what would we all do without this venue in which to vent and commiserate (and of course, celebrate)! Well, our news is that there is no news. Our power was connected last week. Paint touch ups are finished - we think. Painters were onsite on Tuesday. Front lock and handle has gone on, but curiously, the laundry door lock has been replaced with the old construction lock again. There is a chip in our ceasar stone benchtop. Grrrr! We picked it up during PCI and the granite man was by to fill it with resin. I can still see it and feel it so they're going to try again. Apparently if we're not happy with the result they will replace it... but really? Will they? And how much longer will that delay the whole process?? Still no answer on what to be done with bricks. So, for the last week we've been told that the Certifier was booked to do the final inspection yesterday and if we passed, presumably IOC and keys. After waiting patiently for the results I contacted Masterton today to find out what happened. Certifier couldn't do the inspection because our house isn't ready. The rainwater tank isn't connected. Well, we knew that. We had a look on the weekend and it hadn't been connected but we assumed they knew too and that it would be fixed by Wednesday. But no. So now the Certifier is booked for Monday. Our contract period ends on Sunday week. If you have and your contract is the NSW HIA one, your clause regarding Liquidated damages is as follows: 30.1 If the building works do not reach practical completion by the end of the contract period the owner is entitled to liquidated damages in the sum specified in Item 13 of Schedule 1 for each working date after the end of the contract period to and including the earlier of: (a) the date of practical completion; (b) the date this contract is ended; or (c) the date the owner takes possession of the site or any part of the site So from my understanding, if you have signed off on the house as being "practically complete" this is before the end of the contract (being next Sunday) and therefore no liquidated damages are due.... for your sake I hope I'm wrong.... Perhaps ask now how you go about claiming it if the build goes over Might make them hurry up. When you are so close to finishing. I thought you had already gone through your *stuck* bit in the middle + had it over and done with. Just like you we did sign our PCI as well but we also thought that we could claim liquidated damages if they don't rectify the outstanding issues before our contract expires. If we have read MrsRose's post we would never sign it off. I just hope they give us the keys on time so we don't have to go through these hassles. Good luck! Mrs Rose, I suspect you're right about the liquidated damages. I'll have to check our contracts again but yes we're on the standard HIA contract. Although I'm almost certain that our PCI form said that they'd reached practical completion subject to the rectifications they had to make (3 pages worth, mostly minor). Hopefully, though, we don't have to resort to that because tomorrow we have our final inspection and as soon as our bank issues the bank cheque for the final payment we can collect our keys!! So, hopefully that will be by Friday!! I'm all giddy with excitement. I just want to book our landscaper to start work and pour the driveway so we can think about moving in!! Will keep you updated but... soo... close... BZMZ, had a good laugh when you asked if we're in yet. Even after keys we're looking at around 2 weeks at least! But soon!! Have to start packing up all the stuff not still in boxes, and book a removalist, and a carpet cleaner for the rental, and give notice... I'm not relishing ringing the removalists and asking them to quote a move to a house around 100 metres away. LOL.
