Has anyone purchased land or house & land from any of their communities http://www.stockland.com.au/Residential/? We are looking at buying land in their first community in SA and would be interested to know your experiences. All looks great on their website of course We've also never built before so it should be interesting, albeit exciting (even though it's probably a couple of years away yet!) I had my heart set on a block of land which stockland where selling. I put down my deposit, got the contracts over to my builder etc etc only to receive a telephone call from Stockland on the day I was due to go in and do all the signing of my contracts advising that there was some bad news that they needed to speak to me about. Accordingly I left the appointment I was in when I got the call and headed over to stockland. When I arrived for my appointment I was told that they infact had neglected to mention and build into the contract which had been issued to me the fact that I was unable to build on the block until the estate had been fully sold. Heart breaking experience when you're already in discussions with the builder, got you dream house plans and layouts all done etc etc. So in my experience check about this. The funny part was earlier this week I received a call from stockland wanting to see if I was still in need of land. As you can imagine in a polite way I told them where to go. We were very lucky in that a persons offer on a block had fallen over, and righ time right place saw the block come our way. After that and due to the land shortage over here Stockland had a phone # to register on and then a ballot was held for the allocation of land. Infact at the time i was looking for a block the estate next door, being sold by a dif company had a very different policy when it came to selling their land. They did not tell you how much land was goin to be and when it was going to go on sale. As a result there were people camping for the land for 3 weeks, and all the free publicity you could ever want on the local tv stations. That's unfortunate Sallyho, but like you said maybe it just wasn't meant to be. Still seems very odd. I hope it doesn't happen to us, not that we're in hurry b/c we're definitely not, the longer the better but not 5-10-20 years if it took that long covenance 6Mar 31, 2007 12:08 pm I think that the most important is to take the sample of the contract and check the conditions and covenance.
In my estate I have just standard regulation, but the friend of mine has the covenance that any house has to be rendered. As we know builders take $14k for rendering. Strict covenance can have a huge impact on your costs and layout of the house. I was suprised but the developer had to approve our plans before lodging to the private certifier. The next point is to check the land around. Our developer did not inform us that the lot next door (600m2) has a "0" boundry registered in a council. We were shocked when the slab next door happened to be positioned accross the land with a corner on the boundary. the worse is that we couldn't do anything about it. The builder informed us that the owner wouldn't spend 2k for cutting the DEAD tree so they turned around the house to fit the driveway check check check otherwise you will leave with it next 10 years or so... cheers kate Re: Experience with any Stockland Estates 7Mar 31, 2007 1:29 pm I was pondering a block in one of Stockland's estates back in 2005 - land was at a huge peak so demand was very big - the overall 'priority selling' system has put me off Stockland for life - I dont think I would ever want to deal with them again - the sales team I spoke to and sales support staff were completely arrogant, rude and unprofessional.
Having said that, the estates they have in WA are finished beautifully and by all accounts look like a nice place to live - just hope that their customer service has or will improve over time. (Any state) Regards Re: Experience with any Stockland Estates 9Feb 03, 2008 3:38 pm We purchased land at stockland's Parks of Bellevue hill estate. and though the design guidelines can be a royal pain it does have an overall appeal the the neighbourhood as there is somekind of "control" in what you can and cannot do with your piece of land....our neighbourhood is beautiful...nice looking houses...great landscaping and overall "family feel" as most of the houses are "owner living" i.e. minimal renting in that area...i guess it also cause of all the hardwork put in in terms of abiding by stockland's design guidelines that most people decide to live in the home rather than rent ?..LOL Re: Experience with any Stockland Estates 10Feb 03, 2008 10:08 pm Hey there!
My partner and I recently bought a piece of land in a Stockland estate Hawkstowe in Melbourne. We couldn't have asked for more, considering we are first home buyers/builders. Staff were excellent, answered all my boyfriends little gritty questions and they even invited us to a xmas bbq that they held for the residents! We spoke to lots of ppl that were already living in the estate, and all opinions were good! So glad we signed up with Stockland as they seem to genuinely care, and the estates are gorgeous too! Only problem that we encountered was the delay on getting developer approval, due to staff turnover (at that time). It should be 10days, some times it took almost a month (because we lodged plans after plans from different builders, as we were changing our minds then)... Another question though; how was your land allocated to you? I have already registered my interest but was just wondering whether you had to camp out, if it was through a ballot etc . I wonder if all their estates allocate land the same way?

We were fortunate that when they released new blocks, we were there checking for display homes (just dreaming to build one). We just inquired and saw a very nice block. We went back after a week and it was still available so we put in a deposit. ... and the rest was history. I think it depends on the estate. we have a new estate here where people are camping out to secure a nice block.
