Browse Forums Building A New House 1 Apr 10, 2009 1:45 pm just wondering if anyone else is up against this one, our land wont be titled until july / august but obviously we need builder contract signed and sealed by the end of june to get the grant, however, if they cant get onto the site until its titled to do their tests, then what do we do? our salesperson assured us that they would be willing to make an exception, and fix site costs with us if necessary, but our latest correspondance (from someone else, now that we've given them a deposit) states that they will put our job on hold until the land titles and they can get on site to do tests. i just have a funny feeling we're going to get screwed here, and am looking around again at other builders just in case we cant resolve this on tuesday. do any melbourne builders actually do fixed site costs? They will just have to do them again after as things can change during the development of the land. Our first soil test was conducted approximately one year before our land settled. They hadn't even started on it. Talk to your land developer about access to your block. I leave you to fend for yourself, figure things out yourself. Our builder (Carlisle) offered quite reasonable site costs (I thought) considering there is a good probability we will require a P class slab. It just makes of a lot easier as we didn't want to sign a contract where the site cost was subject to the results of a further soil test. Tell your builder to fix the site costs or you will build with some one who will. Moved in December 2010 Re: Soil tests : Land titles in August - FHOG ends in June..... 6Apr 10, 2009 5:41 pm I'm not sure exactly how it works, because we are not first home buyers and so not using it ourselves, but henley are offering fixed site costs with contracts signed before june 30th even if you dont have title (they gave us the whole story before we could stop them and say we didn't need it). you cant have fixed site costs if you have a corner block though. like i said, how this works regarding soil tests i dont know... but know they have a plan... --- which builders have you checked with? Our land doesnt title till end of july but we are signing contracts at the start of may! PD has fixed our site costs and apparantly already done our soil tests (even though there is no possible way of knowing which block is ours as the estate is giant mounds of dirt still lol) Look around cuz it seems a few other major builders will do the same thing! Good Luck Re: Soil tests : Land titles in August - FHOG ends in June..... 8Apr 10, 2009 6:39 pm well we've already given this builder 1500 deposit, and we have liked everything about them so far, its just this one email i got from our new contact, right before close of play yesterday, so cant even chase it up until tuesday, may have been a simple error on her part, as she may not have known the sales rep assured us we could fix site costs if necessary. so we are reluctant to go jumping builders straight away, but after taking over 2 months to get unconditional mortgage approval (they lost our file apparently), im not going to stand for a single bit of stuffing around, any cow manure and we will pull the pin with them. Yup, that's the way I'm going about it as well. Any single thing that annoys me in the slightest, and i'll pull the pin. We're the ones who are paying a fortune for a block of land, and a fortune for a house - we run the show. If the builder disagrees, tell them where to go. Our land doesn't title until the end of July (was supposed to be May but there is a council/developer argument), however our soil tests have already been done by the builder. Because we had a land contract they were more than happy to go out and do it. They will do their reports based on what they find now and expect that nothing will change between now and July. From what we where told, we pay there fixed price, anything after that is covered by PD. -- Edit Our land is also a mount of dirt and hasn't even been pegged out yet, the land titles in August for an October start (from what we've been told). There are builders who will suck it up themselves. A builder I sell for, when we say fixed site costs it means fixed site costs. If they hit rock then that is at their expense not yours.
