New house plans as the council had too many objections with the last design. The laundry and bed room (next to meal area) are being swapped round and the kitchen is in the wrong place, meant to be up against the wall where the laundry will be. Any comments would be great. Have requested prices from several builders but unsure in Adelaide between steel frame and wood. Building in Mt Barker. Anyway, plan as shown looks fine to me, I presume you have a very wide block, especially if garage width is being added to this plan! I wonder about the french doors from the family/liveing - seeing the front door is so accessible from that room, I don't think these serve any purpose , also wonder if french doors from home theatre are a good idea, as you usually want to minimise traffic flow thru home theatres. What will you use those walk in storage areas in theatre and lounge for?? Actually I think the entry to theatre is a little awkward , not sure how to change it though. that's my 2c worth: good luck with your build PS: unlike eastern states, I believe steel and timber are comparartively equal price wise in SA. The lounge will be the rumpus room and will be a general store area. The external laundry door needs to open at the other end so that you can use the space at the end of the cupboards. You can move the door to the theatre room to be right on the passage where the little vestibule is which would mean that the door wouldn't open into any of the usable space in that room. How will you add the garage on as you have the ensuite window on that end wall near the bedroom? Just some food for thought. Good luck!! I think there are some other posters building with Weeks/Peacock ( Chris,Sdabel I think?), we built with McCracken Country Homes. klscomps, I think it would be easy to remove that window on side of ensuite as there is a window at the front anyway - bathroom doesn't really need 2 windows. Cheers I know how you feel, I've been playing around with designs for the last 5 months. I'm not reel keen on the bathroom. The vanity is outside the bathroom, I don't like it. The toilet door swings outward instead of in. If that were my house I would redesign that whole area. Sorry, but I don't have the answer. Brian Well spotted about the toilet door, I will get that corrected. The vanity outside seems to be a South Australian thing. They call it a 3 way bathroom. All the main bathrooms are like this and it would be viewed as strange here not to have it. I know that whatever is changed there will be things I wish we had done once the house is built, I guess thats life!! Thanks for your comments ElephantGuy. When you ask around a lot of people (*insert females*) don't seem like them though... no privacy or daylight on the vanity. Otherwise I like your plans. Which side faces north? Re: New house floor plans - comments please. 10Apr 11, 2009 9:54 am Re the 3 way bathroom with vanity between the toilet and the bathroom, this is very common in new houses in SA and has been for at least 15 years - I appreciate that not everyone is keen on the idea, it could be easily re-configured if you wished to do so - I find it works fine but then I only have one son using main bathroom. We also added a mirror inside the main bathroom as well as the one on the vanity. Didn't notice the toilet door before - yes, I would have it swinging inward too. That is very easy to change. I'd never heard of the 3 way bathroom. I suppose it's something a non crow eater would have to get used to. You are right about things you wish you had done. I know this will happen with me. If I was to design a flawless home I'd still be thinking about it in 10 years time. Re: New house floor plans - comments please. 13Apr 12, 2009 9:18 am You must have a nice wide block.. Wish we had the option to build wide, but finding a block in the melbourne suburbs that wide (within budget) is pretty hard. I like the idea of the basin outside the bathroom.. Means you can use the toilet while someone is having a shower and wash your hands without going into the bathroom. Handy idea. Havent seen that before (unless as an extra basin) but could work. Im not sure how much formal dining you do, but perhaps to open it up a bit you could remove the wall between the kitchen and the formal dining and just have a U shaped bench etc? Not sure how it would work but it might allow you to open that formal dining room up a bit. Although its a decent sized room, it might feel a bit detatched from the rest of the house.
